As the world digs itself out of this recession, this might not seem like the best time to jump into real estate. But for those willing to invest for the long term, 2009 will be the year of the property bargains on the Island.

Right now, the buyer is being rewarded for making an offer as the very best locations are being listed for sale.   It takes time, patience, and in some cases, a little bit of creativity to find these properties, but in our opinion there will never be a 2009 timing opportunity like this one.   The properties are almost never identified as a value, but by researching purchase date, motivation, locations and condition we have found and negotiated some incredible deals.  Many of our buyers are using cash, but some are finding owner financing or land contracts to sweeten the deal.

We all know we cannot “time” the bottom of the market.  The key is not to lose “time” in our lives waiting for a sign or signal.  My wife told me once “Don’t take a chance on time” and I am sharing this with you because your time spent enjoying this Island Paradise is more valuable than the dollars you might save waiting for a better one.

Cyber Homes   This is a fun website.   Simply add in the property(anywhere) and it will present you with all kinds of useful information including their valuations. 
 
Annual Credit Report   This is absolutely free and a good way to get a snapshot on your credit score with Equifax, TransUnion or Experian.  I did all three.
