Hilton Head’s Bottom is clearly showing

Properly priced Hilton Head properties are now selling.  Reasons include the blending of season, interest rates, bottom pricing and consumer confidence.  The simple truth is “time is at hand and the Hilton Head’s bottom is clearly showing”.  There has been positive movement in the market as some of the older listings sell(some of these should have sold 2 years ago) and the newer listing that are correctly priced are selling quickly. If you are heading down for vacation, schedule your time early in your week.  If you are not planning a trip, now is the time to jump in the car.  Last week we had two buyers jump in their car and they negotiated great deals.  Read the rest of this entry

Multiple offers on Hilton Head Island.

If you are a Hilton Head buyer or seller you need to know that we just sold a villa over asking price and had 3 offers on a home listing.  In fact we had 3 cash offers over asking price on one of these properties.  By the way, this property was not a short sale or foreclosure and was priced over a quarter of a million dollars.  It was far from an easy layup.  In fact, for the first 3 days after adjusting the price and before our second marketing blitz started…nothing happened on this Hilton Head property. Verizon Heritage of Golf  

On Monday this week on Hilton Head Island the kilts (Heritage Plaid) were donned and the cannons were shot on the 18th Hole of the Harbourtown Links Golf Course.  Schools are let out Thursday and Friday as many Islanders make their way to Harbourtown to enjoy the tournament.  There are many ways to enjoy the tournament.  So get your plaid on and enjoy the Heritage, whatever way you do it!

Value is different than price

My real estate coach taught me the best lesson I have ever had in value the other day.  He told me to take my self out of my Hilton Head real estate business and imagine myself working in a pizza parlor.  He told me that I would be selling pizzas.  My job was to promote and market the pizzas for sale.  He told me my advertising budget was unlimited.  My compensation was based entirely on performance.

Hilton Head Sales Pace is Picking UP!
We have assembled a comparison by community that compares the sales that have taken place in 2006, 2007, 2008, 2009 and 2010 year to date.  This report is also broken down by types of property including homes, villas and homesites.
