While they dominated the housing market in 2009, first time home buyers weren’t the only ones taking advantage of low mortgage rates and affordable home prices.
According to recent survey by the National Association of Realtors®, the number of people buying second properties as vacation homes rose 7.9 percent to 553,000 in 2009 from 513,000 in 2008.
The market share for vacation homes rose to 10 percent, from 9 percent in 2008, and the median home price for a vacation home was 169,000 dollars in 2009, compared to 150,000 dollars in 2008.

Buy and rent on Hilton Head Island
My financial guy explained a simple concept to me today. He explained that in the past few years, families could rent for less than they could own a property. However now that the long term rental markets are firming up, owning is now becoming cheaper than renting. Factor in the low interest rates and the values around the island and real estate investments make sense.
Buy a home and rent it until you move to Hilton Head!

The Kiwanis Club sponsors Hilton Head’s premier BBQ event this weekend.
The fields at the Coastal Discovery Museum at Honey Horn spring to life with the wonderful smells of hickory stoked fires, slow cooked ribs and pulled pork. Hundreds of residents and visitors join the Kiwanis Clubs to raise funds for local children’s charities, to enjoy some downhome music and to enjoy some of the South’s best BBQ. Sellers are either “In” the Hilton Head Market or “Out”
It seemed to me that there were a lot of properties for sale the other day. That was until an agent spoke up in one of our Dunes Marketing Group sales meetings. Of the properties in a community he showed a client, only 20% of the sellers were actually “in” the market. The other properties were over priced and the buyer did not even want to look at them. I did some market research on this area and others and discovered that 80% of the properties were on average 40% higher in price than the others. A different kind of Real Estate Company
Some companies are not really companies, but a group of individuals that all do their own thing. My Hilton Head real estate company is different. The best way to describe my company is to think about a swim team. Each race is individual to the specialist, but when it comes time to practice we all work together. Of course, when we go head up against another company we always do our individual best and sometimes pull in the team to help us get the job done. The signs on Hilton Head Island
Blooming azaleas, buyer appointments, phones ringing and multiple offers are all signs that Hilton Head is clearly in recovery. Although, the recovery will be more of a campaign than a flip of a switch, it is now taking place.
