Recently, a Hilton Head property pended after 900 days. It had also been previously listed for sale for for 500+ days previously with another agent, bringing it to a grand total of over 4 years on the real estate market. Sellers need to know that there only three reasons a property does not sell including condition, location and value. Last night I got a call from a Kentucky client that owns a second home in Palmetto Dunes. He asked if I had seen the Wall Street Journal article titled Vacation Homes: Why it May Be Time to Buy. It states “The blue-chip market consists of a handful of spots where prices have stabilized and could soon rebound as sales pick up. Some, such as Hilton Head, have benefitted from tough restrictions on building, which kept inventories manageable during the bust. If you are planning on making a great dinner at home, stop and visit Barnacle Bills Seafood mid Island on Highway 278 (next to the old log cabin gas station). Bill’s is a landmark and tradition on the Island with his seafood stand and his great attitude. Not only will he entertain you, he will also help you select the freshest of seafood. He specializes in locally caught seafood including Tuna, Snapper and other catchesof the day(he gets three deliveries daily so you can be assured it is fresh). He told me he does not just verbalize how fresh it is, he helps others visualize what to look for when buying seafood. Below is a note from Bill and to the left is a recipe for boiling shrimp(click on the photo on the left to make it larger)….his secret is to move it off the heat as soon as he puts the shrimp in!

If you are a Hilton Head purchaser looking for property now or in the future, we offer South Carolina Buyer Agency and our Agreement which you may want to review. No longer is it caveat emptor or “buyer beware”. For buyers, this agency agreement can include term, be property specific and the proceeds can either be paid by you or as it is in most cases, paid by the seller from the published co-op fee(published proceeds) in the Multiple Listing Service. Many buyers that arrive on the Island do not know that this form of agency is available and should ask their Realtor about agency. It is always nice to be able to dance with the person that brought you!

Although some properties today are selling “as-is” usually there is some time frame that Hilton Head sellers will give a buyer to complete a property inspection. While property inspections cost about $500 dollars depending on the size and type of property, they are well worth this out of pocket cost for the purchaser. Within a few days the home inspector will send via email photos and detailed information about the property that helps a buyer understand their new property and may identify any areas that may require more review. Rental properties on Hilton Head may have taken a beating in value but they have kept on ticking when it comes to rental income. While some values have dropped on rental properties (approximately 36%) on Hilton Head Island, the gross rental income has stayed fairly constant. Recently purchasers have warmed up to rental properties as they negotiate some very sweet deals on some of the best locations.
