How do you like them apples?  The other day an agent called and told me that she felt my value was too high on a property where the stone came up to your elbows in the hallways.  I am sure there was smoke coming out of my ears as I searched for an appropriate answer. Builder friends of mine were charging $150 to $300 per square foot and we were throwing all our homes into the same basket.

If you drive through a security gate on Hilton Head Island, chances are there is an annual POA fee for this community.  POA stands for Property Owners Association which is a group of owners that oversee the roads, the security, the common area maintenance, the insurance, the lighting and landscaping in these common areas.  Some of these communities also include golf, tennis, marinas and other amenities.  Listed below is a list of these communities and the costs associated with ownership and purchase. As a teenager, I visited the Island in 70’s with my family. We all fell in love with the charm of the Island and one by one we all moved our families here.  Visitors just like my family are doing the same thing.  They have been visiting the Island for vacation and are returning to the Island when they are ready for a change in lifestyle.  It is familiar and comfortable.  These visitors are creating market trends that are fairly predictable which include Half Backs, Be Backs, Boomers and the upcoming Generations X & Y.
