The iPad2 winner is…

Congratulations to Don Peterson with the Alliance Group, the winner of the iPad2! John Robinson, President of the Association drew the winner of the iPad raffle from our MLS tour.  Be sure to email to congratulate Don, because we have not told him yet!  The turnout was unbelievable at 57 Heath Court West with the best golf and lagoon views in Leamington and 120 South Shore Drive on the Oceanfront.  Both of these homes are located in the private residential beach community of Leamington(community benefit list).

Please note the following:

  1. 120 South Shore is Listed under Villas because the regime handles all the outside maintenance.  If this were listed in homes it would be the newest 6 bedroom oceanfront on the Island under $3 mill and the least expensive 6 bedroom oceanfront home in a plantation.  Be sure to look under villas to find it.
  2. 57 Heath Court West was completely remodeled in 2007 and is better than new!   We had several comments from agents that were surprised how new this home looked and felt.  The remodel was extensive from head to toe making this fabulous location one of the best on Hilton Head Island!

Thank you for again for participating in our iPad MLS tour giveaway.  Happy Selling, Robbie Bunting

Hilton Head Island, SC ~ Sweet Tea and Moon Pies

Be the first to comment on this post Categories: Communities and Areas, Hilton Head Main

Even your agent may not be familiar with this community.  There are no golf courses inside the gates, no tennis courts, no marinas, no shops or restaurants, just a Low Country lifestyle everyone dreams of.  Inside the gates you will discover beautiful homes with picket fences, a relaxed pace with its resident owl, bald eagles and osprey.  What you will discover at The Paddocks is a way of life that is not like the others, but true to itself.

“Do Drop In” at The Paddocks

Join us every Thursday for our “Do Drop In” at the pool pavilion at The Paddocks from 5:30 – 7:00 p.m.  We will provide liquid refreshments including “sweet tea” and moon pies(for the kids in all of us).  Most likely you see some old friends, Realtors, builders, architects and neighbors from around the Island that you haven’t seen in awhile.  Of course, no sales pitch, just some collateral material, some sweet tea and the opportunity to visit and discover one of the best places in our corner of the world.

Living is easy at The Paddocks

The architecture expresses what living in the South is all about.  Metal Roofs, screen doors slamming, exposed rafter tails, big rockers on a covered porch and outdoor socials around a firepit.  The big private home sites overlook marshes, forests, water and sunsets.  Over 60% of this community sold out a few years ago. The prevailing breezes make this a place where you want to sit and drink up the cool air because this property sits on a Penninsula on Hilton Head Island surrounded by water.

The Paddocks Properties

With new homes starting at $549,900 and home sites starting at $69,900, The Paddocks offers great value and selection in today’s Hilton Head Island real estate market.  Of course, because this community and all the properties are 100% debt free, the developer can be very creative for a family that builds right away.  Even investors should inquire about a subordination that may be offered.  Add it all up and come visit at our “Do Drop In” this Thursday to see for yourself.  For more information, please email us.

Something about a small Island in the off season…reservations are easier, the pace is slower and the outside festivals are wonderful. This fall on Hilton Head and the Low Country we have listed some great outside events to enjoy on Hilton Head Island.  Read about these events below.

Forget the investment property on Hilton Head!

Do you dream of building a new home some day on Hilton Head Island?  Let me tell you about a school teacher that I met that lives in a beautiful home on the Island.  What a great forward thinker.  She not only bought a lot, but she also built her dream home 10 years before she retired.  She than rented the home until she was ready to make her move.  Twenty years ago, like right now, land was cheap, mortgage rates were low and construction was affordable.  Amazing what you can learn from a school teacher. Hilton Head ~ Baby boomers want to be warm and wet!

Be the first to comment on this post Categories: Hilton Head Main

In their retirement and golden years baby~boomers want warm weather and the Hilton Head ocean nearby.  Do not wait to long to make get your foot in the door on Hilton Head Island as boomers are now turning 60 at the rate of 8,000 a day and represent 38% of our total population in this country.  The way I see it based on 2.5 million visitors per year to Hilton Head Island, we have over 950,000 of  these Baby Boomers visiting the Island with about 50,000 of them turning 60 years old every year for the next 17 years.  Our recommendation is to be ahead of this herd!  We are just beginning to hear the rumble.

Hilton Head Real Estate Market ~ Is perception reality for sellers?

Be the first to comment on this post Categories: Market Trends and Information

Property owners today get easily confused with all the information that is readily available. Sellers of real estate get tons of mail, have all the information at their fingertips, but when it comes time to making a decision, they tend to base their decision on perception rather than reality. Hilton Head Tips for Buying Rental Property

Be the first to comment on this post Categories: Hilton Head Main

With interest rates at historic lows and prices still in favor of the buyer, owning a vacation rental property is less expensive than at many times in the past. The short-term vacation rental market in our area is off to a strong start in 2012 and positive growth in number of renters and rental rates (compared to last year) is expected for the remainder of the year.
