Up in the first quarter on Hilton Head!

  • Home sales are up with strong sales in the first quarter!  We had 213 home sales in the first quarter on Hilton Head Island, versus 186 in the first quarter last year.
  • Villa sales are down with only 218 sold YTD vs 250 last year for the same time frame.  No problem if you are properly priced!
  • Lot sales were up a up a just a wee little bit over last year…but the phones are buzzing with buyers stepping forward.  This is the year of the lot!
  • Just on the Island, in the last 12 weeks we had more than 493 properties going under contract!  Real estate on an Island is a limited commodity! 
  • Price points under $550,000 for homes on the Island are in high demand with only 2-4 months of supply.  Buyers need to dive in NOW!
  • We have seen some activity in the upper price points with 28 properties over $1 million that have pended or sold.  We have a contact for Jumbo rates between 2-3%.  Call today!
  • New construction is happening on the Island once again with 39 new building permits pulled since the first of the year.  Whoever owns the last lot wins on an Island!
  • Short sales and foreclosures represented only 22% of the properties going under contract YTD on Hilton Head. As prices continue to trend upward, we can expect to see fewer distressed properties coming onto the market.  There are still a few…but don’t delay.
