Rules for buying short sales on Hilton Head
We have used everything including facts, humor, time lines, fast talking, slow talking, explaining the rules up front and for some reason nothing has worked, yet! The next time we have a buyer for a short sale we are going to have them take this test. The results will reveal their tolerance for patience and we than will know what is expected of us. In order to add some humor to these challenging sales we have noted a few rules below.
Short sale rules for buyers on Hilton Head
The following rules were established after working with short sales on Hilton Head Island. If you have a rule that you feel should be added to this list, please email us immediately:
- You can buy a “vacation” short sale only if you own another property in the area
- You can buy a short sale for investment as long as you do not have use the property personally or financially in the first year
- You can buy a short sale if you are the second or third purchaser and it has been off the foreclosure list for 4 + months.
- You can buy a short sale if you promise not to call everyday.
- You can buy a short sale if you promise not to try and negotiate after the contract is signed
- You can buy a short sale if you are going to be out of the country for more than 6 months
- You can buy a short sale only if you have already closed on a short sale that took over 4 months.
- You can buy a short sale only if it has been pre-approved in writing by the bank(s)
- You can buy a short sale if you have a friend/family that you can stay with when you visit Hilton Head
- You can buy a short sale if you can get below 50 on the test above(I got a 65 and Jane got a 44)
All kidding aside, we can help Type A’s or B’s with short sales
No one can predict how long a short sale will take on Hilton Head and we lack good clear communication from the bank(especially in the beginning of the process).
