Appraiser analyzed the Sea Pines, improved market within the past twelve months with an asking price between $450,000 and $650,000. There have been 36 closed sales within this price range and a median selling price of $505,000. In the previous twelve-month period, there were only 30 closed sales with a median selling price of $506,500. There are 34 properties for sale within this price range with a median asking price of $574,000. The indication is that this market segment is possibly stabilizing.

Appraiser also analyzed the Sea Pines, improved market within the past twelve months with an asking price at or below $450,000. There have been 42 closed sales within this price range and a median selling price of $331,500. In the previous twelve-month period, there were only 36 closed sales with a median selling price of $307,500. There are 28 properties for sale within this price range with a median asking price of $397,000. The indication is that this market segment’s reduced supply is applying upward market pressure.
