How do you like them apples?  The other day an agent called and told me that she felt my value was too high on a property where the stone came up to your elbows in the hallways.  I am sure there was smoke coming out of my ears as I searched for an appropriate answer. Builder friends of mine were charging $150 to $300 per square foot and we were throwing all our homes into the same basket.

Have you ever heard the Hilton Head Tree story? If you have never been to the Island or never heard the story it goes something like this: On Hilton Head Island we have protected our trees way before development really cranked up. Our century old live oaks, palmettos, magnolias, pines and all the other trees are considered one of the town’s most valuable assets.  Hilton Head Island put in place a plan, after all, they are our breathing buddies!

How much does it cost to sell a home you love?

It took me 4 years to sell a house.  Let me explain.  This was not just any house, it was my home.  It had my sons feet and hands and even Granma V’s feet and hands pressed into the new concrete drive when it was built in 1998.  It had notches marked into the bookshelf as our boys grew into teens(and some friends too).  Many happy memories were made in this home and we loved it. There are really only two options that you need to take in the next few weeks.  If your property is working for you and meets your present and future needs than you should absolutely consider refinancing your property as rates will never be this low.  Most people do not realize how low these rates really are:

  • We have had clients hover around a 3.3% 15 year loan ~ which is $709 per month per $1,000 dollars per month
  • We have had clients hover around a  4% for a  30 year conforming fixed rate or $490 per month
