When it rains it pours in the Hilton Head Real Estate Market

Why is that when we get one buyer interested in a property, others show up at the same time? While this is not a rule, it happens in the Hilton Head Real Estate Market.  Sometimes it is triggered by a price change that brings the price closer to the true market value and sometimes there seems to be no logical explanation whatsoever.  Below are some reasons why “when it rains it pours” in the Hilton Head real estate market. The solar eclipse on August 21 is creating quite a stir in the Hilton Head area.  Although not total on Hilton Head, the photo to the left shows the eclipse from the Island.  Pretty darn close!  If you are planning on visiting, many hotels and rental companies are offering specials including free “eclipse” glasses(while they last). The information and links below will help you plan your viewing party!

Turtle Nest Update 2016 – Hilton Head Island

August 23, 2016

Hi, Sea Turtle Friends

A few quick updates:

  1. We are settled in at 403 nests on the Hilton Head Island ocean beaches (one more very late arrival this week!).  There are several more nests along Port Royal Sound which will be added in for the final count.  However, we did have some excitement at one of the 75 day nests – there was one little hatchling found still in the nest – and it was an albino!!  Amazing – have never seen one before, but he is now swimming out in the ocean!

  1. Flashlights and sea turtles:  regular flashlights on the beach at night will distract the sea turtle hatchlings from going to the ocean – they will immediately head toward the flashlight, and will not re-direct to the sea.  So, we need your help – if you see someone on the beach at night using a regular flashlight, please tell them to use a sea turtle friendly flashlight.  (Either covered in red or a special red light turtle-safe flashlight – various styles available at the museum or Amazon.)

No Lights

  1. I will write to you again in 3 weeks or so – by that time, we should have some DNA information to share!
  1. In the meantime, I will be keeping you informed about your particular nest.  Many of the nests have hatched (about 58% so far) but there are many more to go…….

Enjoy the end of the summer – and remember:  Lights out for Sea Turtles – including flashlights

It all starts with a listing! Economic Stimulus 101

Jobs Created From Real EstateIt all starts with a listing and a REALTOR.  We are closing this week on a Hilton Head Property and it’s absolutely amazing how many people have been involved in the sale.  Real Estate creates jobs.  From the time a listing is signed to the final closing this small event is a ripple in our economy that turns into waves.  Some of these jobs are evident, but hang on for the Tsunami.  We have identified 70 jobs from the first property sold.  Imagine the ripple effect. Why I like real estate more than stocks by Tad Segars

Be the first to comment on this post Categories: Off Topic Hilton Head Area

Tad SegarsWhen I first started selling real estate on Hilton Head Island in 1986, I was trained to help customers in many ways. Besides presenting  features, advantages, and benefits (FABS) of different locations I also was taught how to create SAMPLE cash flow analysis sheets. In other words, if someone wanted to buy a villa for $100,000 they, in advance, would like to know all associated costs and how much would be required for them to put down for a bank loan. Typically banks require 20% down with an 80% loan loan to value for closing. Read the rest of this entry

Hilton Head Properties Anniversary

The first six months in our new location have been nothing but awesome.  The support has been off the charts.  We have had new clients find us and existing clients pop in to check out the new digs and to wish us success.  That said, production was up 40%  for the first 6 months and we are growing and expanding and see great growth ahead for Hilton Head Properties.

Hilton Head’s Awesome Winter Weather

Be the first to comment on this post Categories: Hilton Head Main, Off Topic Hilton Head Area

Hard to believe 70 degree days in January on Hilton Head Island.  It’s easy to survive a winter here.  Hilton Head’s weather is subtropical and yes the palm trees are native.  What folks don’t realize is the seasons of the Island.  Winter can be a few days, a few weeks or a few months but it is the smallest of the four seasons.  Although it’s nice to have a change of seasons and we have to dig out the winter jacket, it never lasts long.  Soon we will be into spring which is one of the two largest seasons.  Than into summer with breezes that blow across the Atlantic and keep us cool!  Nothing wrong with this Island, nothing!
