Just a note to say that we love professionalism.  Jane and I worked with a buyer and seller agent this week and both of these agents get our highest of compliments and a “Good Job, Good Job!” slap on the back.  Not only were they a pleasure to work with, they also had in common:

Part Sheep dog, part Realtor on Hilton Head Island

With the recent bumps in the economy, we have developed our skills at sheep dogging.  Now more than ever we have found that in order to get to closing we have to corral our sellers, our buyers, our bankers, our appraisers, our agents and even our brokers.  Seems every time we think everything is going well, someone strays off the pathway to closing.  Yesterday we had to pull a seller, a buyer, a banker and a short sale negotiator back to the path and tomorrow we expect more of the same.  Read the rest of this entry

Buyers, can you hear the rumble?

Recently we have come across some rippin deals on Hilton Head and Daufuskie Island for our out of state buyers.  The only problem is they are out of state.  What we have found is that for the low cost of a flight and a great hotel room on the beach, we can save our buyer clients thousands of dollars and more importantly help them tie up the property of their dreams.  Recently we had a buyer discover from our Free MLS Update that we offer a perfect property.  The only problem was she was there and we were here.  While we have sold homes, villas and lots sight unseen, sometimes a seller will let us lock in to the property before arrival. Sugar coating is not good for sellers!

Last week the article “Sellers should throw the dog a bone” created some great controversy and discussion.   We had one seller say to us that he would throw a low ball offer into the waste basket and never respond to it, but we also had one agent say what the heck and told her seller to counter the low ball with a bottom line number.  Now they are heading to closing.  Not that all sellers are the same, but one thing is for sure, they sure get testy when you start talking about money. April fools day and Hilton Head Real Estate

April 1st is tomorrow and with it comes no surprises.  Hilton Head real estate sellers that go to market will get sold.  Last week we sold 11 properties and almost every week the number increases in the selling season.  If you are a seller and wondering why you are seeing few or no buyers, value is directly related to showings.  If you have few showings, but no offers, your value  may be a little off.  If you have no showings your value is really off.   When a seller sees lots of buyers and agents in and out of their property, chances are they will sell soon. Hilton Head Sellers should throw a dog a bone!

In the past few transactions, I have submitted offers that sellers chose not to counter.  Now hear me out.  I understand the philosophy of starting too low and educating my buyer on how to purchase property by making a reasonable first offer.  The problem is that these purchasers have been pre-conditioned by the news that they should be rewarded in this current real estate market and want to make a lower initial offer in order to “stick their toe in the water”.  With good available inventory, a seller should almost always offer a coutesy counter to detemine the true intentions of the buyer and not run them off to another property. Charles Fraser, the alligator and the story

1 Comment | Leave A Comment Categories: Food, Fun and Festivals, Off Topic Hilton Head Area
The other day a friend called and asked what the story was regarding the man and the alligator on Pope Avenue.  I told him the guy with the cap walking with the gator was Charles Fraser the founder of Sea Pines, and more importantly the man who discovered the present day covenant.  I further explained that Charles went to Yale and was being groomed for his families lumbering business, but when he first saw the natural beauty of Hilton  Head Island, all bets were off in cutting down any trees for his dad.

Most purchasers would rather drive by a property before ever calling a real estate agent.  Now with the internet, purchasers and agents can save gas, money and time. In fact, purchasers can now stand on the street with Google Earth,  they can map the location with our MLS, they can take  a visual tour of the property and they can even review comparables without ever leaving their home or office.  We have found because information travels so fast that the first thing to do once you discover a property you like on the internet is to notify your Hilton Head REALTOR ASAP.
