Twenty Twenty is going to be Awesome!!! Looking back on the market in 2019 we learned a few things that can help when buying or selling in the Hilton Head Market. Here they are in no particula order:

* The overall median price was up 3.4% in 2019.
* Sellers received on average 96.8% of their selling price in 2019
* The number of homes available for sale dropped 12.1% in 2019.
* Sales were up 5.6% by the end of 2019 in the Hilton Head Market
* Distressed sales were a small player(1.6%)in the Hilton Head Market.
* Sea Pines averaged 1 sale per day in 2019 (365 sales)
* Non Gated Communities offered the lowest priced properties in 2019.
* The average days on the market for all properties in 2019 was 170 days
* Off plantation condos sold the fastest with 106 days on the market
* Hilton Head Plantation was a close 2nd with only 113 days.

Market Snapshot for Hilton Head Island, SC

Last month on Hilton Head Island, 315 new properties went on the market with a median price of $400,000.

There are currently 1,589 properties available on Hilton Head Island with a median price of $439,999. These properties have been on the market for an average of 235 days.

Market Snapshot for Bluffton, SC

Last month in Bluffton, 280 new properties went on the market with a median price of $261,950.

There are currently 913 properties available in Bluffton with a median price of $310,000. These properties have been on the market for an average of 171 days.

Market Snapshot for Daufuskie Island, SC

Last month in Daufuskie Island, 25 new properties went on the market with a median price of $129,000.

There are currently 223 properties available in Daufuskie Island with a median price of $180,000. These properties have been on the market for an average of 387 days.

   Beaufort County Delinquent Tax Sale

The delinquent tax sale for Beaufort County is always the first Monday of October.  The sale will include properties on Hilton Head, Daufuskie, Bluffton and other locations in Beaufort County.  Information can be found on the counties website.  You may also see these yellow postings around which indicates the taxes are delinquent.
