In the wake of Irma, update for Hilton Head Island

Tidal surges and coastal flooding in the Hilton Head area occurred at high tide yesterday at noon September 11.  Hurricane Irma brought water into our neighborhoods and some of our homes and we have cleanup ahead of us.  In Irma’s wake many properties are high and dry, but some properties did not fair as well.  If you would like an update on a neighborhood, vacation rental or property, please feel free to email us or call me at (843)341-4801.   We have also listed several links that provide helpful updates.  #HiltonHeadStrong

We dodged a bullet on Hilton Hilton Head Island with Hurricane Mathew! Working together it is is amazing how much we have accomplished in such a short time.  While we are picking up and mending our homes, many of our vacation properties and resorts will welcome you back once again.  If you need an update on your property, a repair made or want to find out more about what’s happening in the Hilton Head area, please let us know.

If you need work done on your Hilton Head property, we have a long list of vetted contractors and service providers that we would be happy to share.  We are hearing outrageous quotes for tree removal and deposits being made and workers not showing up.  Our contractors are local and you can call on them now or in the future.  We can also have them check the condition of your property.  Keep in mind, even vacant lots should be checked for leaning trees.

Surprising enough, we have been busy this week showing property and writing contracts on Hilton Head Properties.  The good news is that the Hurricane did not slow down our buyers. HHI – Why do a CL-100?

Imperial Pest“Why do I need a CL100 when I buy or sell a home or villa on Hilton Head?” I’m not sure where the name comes from, but a smarter title, which appears on the report itself, “OFFICIAL SOUTH CAROLINA WOOD INFESTATION REPORT”, makes alot more sense.  During a sale of structural property in South Carolina involving a lending institution, the CL-100 will usually be a mandatory report at closing.  In most conventional cases, the seller is responsible for the CL-100.  A thorough, professional inspection is part of every CL100. The report will point out any water-damage issues, however small they may be.  It’s important to know that the CL-100 will only report water and fungal damage that is “below the first main floor”.
