  • Financing Option:  If the loan to value is 65% , they can do them all day long!!! Currently, Interest rates are 3.75% on a 5/1 Arm and 4% on a 7/1 Arm for a 2nd home at 208 Main Sail.
  • Security Option:  The jest of it would be that a client is retired and not generating much income or they own a home up North and think they need to sell it before they can purchase, there is a way to get it done.  As long as the client has a portfolio that is liquid i.e. Stocks, Bonds, Mutual funds, Trust account they can probably purchase the home.  The way it works is that the client transfers a portion of their stocks to a fund managed by the lender (could be Merrill Lynch or Smith Barney – big name firms)  They continue to gain their dividends and interest on their portfolio and they have an interest rate around 3%.  Thus, if they are gaining 3.5% on their money they would be paying the mortgage and still generating capital. No income requirement or credit check is needed.  It is strictly based off their assets. In addition, the closing can take place within 5 business days!!!
