We have about 37,000 in our year round population which is not enough critical mass to support our huge real estate market, but we also have over 2.5 million visitors a year. Beauty is in the eyes of the beholders
There are listings that have celebrated birthdays and when the right buyer walks in the door, it makes no difference to them how long the property has been on the market. It’s kinda like love at first sight. Nothing can stop the buyer from feeling this way, not a new listing, not an old listing, not green spots, not high interest rates, not 3 years on the market. It sometimes just takes that longer to find the right property, especially if the property is very unique or very expensive.
Commitment beats Shelf Life
Starting a listing over costs a seller time, money and missed buyer opportunities. They may think of it as starting fresh, but in a resort market it means missing buyers. Not only will the seller miss the time they had it off the market, they will also miss the time it takes to reload the property with photos, listing information, websites and agent tours when they re-enter the market.
