Everyone loves spring on Hilton Head Island. Festivals and events are complimented with beautiful weather and spring flowers bloom. Of course, one of the best reasons to travel to the Island in Spring of 2011 is that some of the best real estate deals will be made during this season. No one can argue that we will ever have better properties, better prices, better locations or better interest rates than we have now. Market has created opportunity, one that we most likely will never see again. Do you have a second home on Hilton Head that you do not rent?
In January many second homeowners received a personal property tax bill from Beaufort County. If your home continues to be a second home and is not on the rental market, you may have been charged in error. Please look back to see if you received a personal property tax bill in the last month from Beaufort County, and contact them if this was an error. If you have paid the bill, you will be reimbursed.
Do you have a rental home on Hilton Head?
If your home is on the rental market, you are to be charged a personal property tax, however it should be based on the value of the furniture. Because of a new internal system in the County, a Rental Residential Return questionnaire did not get sent to all six-percent residential property owners prior to the tax bill, and a formula based on the building value of your home was used. The amount charged, may not have truly reflected the value of your furnishings.

2010 was a good year for long term rentals with increased demand. This was due in part as a result of the economy with people not qualifying for home mortgages and people losing homes to short sales or foreclosure. Another factor that helped with the demand for rentals were people who owned a home and sold their home, lost their equity due to the devaluing of the property and no longer have the funds to purchase another home. A note from Todd Brooks at Island Getaway
The upcoming rental season is showing very positive signs, as advance bookings are up over 20% versus this time last year. We saw nice stabilization of the market in 2010 and less deviation from the published rates. People always have, and always will want some type of “deal”; but as the rental market strengthens, the pendulum begins to swing in our direction. I believe we saw the bottom of the market in 2009. A good barometer for the overall market is Internet reservations. Our online bookings are up substantially for the upcoming season, which is a positive indication. While many believe summer should be the busiest selling season, it is the spring and autumn that are the strongest selling seasons of the year on Hilton Head Island. The agenda for many of the summer time visitors is to spend time with family and relax. The first half numbers indicate that the vacation rental industry on Hilton Head will see a much welcomed increase in business in 2010 vs. 2009. The Spring season numbers held in check, but the Summer has shown a double digit increase, with July shaping up to be record numbers. The tragedy in the Gulf has exposed Hilton Head to thousands of new visitors. The Island’s overall tourism numbers will see the impact of this new exposure for years to come. We have yet to see what kind of retention rate we will have with first time visitors and if they will put Hilton Head in a rotation with their other annual vacation destinations, or even make it a permanent one. Nonetheless, it has our company’s inventory at capacity for every week in July. One thing I have noticed about the displaced vacationers from the Gulf, is that they are primarily looking for oceanfront accommodations.
