  4. How many homes did you list last year that sold?
  5. How many homes did you list last year that failed to sell?
  6. How many of the listing you took did you actually sell yourself?
  7. How many transactions did you do last year?
  8. What was your average list price to sales price for your listings?
  9. What are the average day your listing has been on the market?
  10. What are the real estate board average day on the market?
  11. Where do you advertise and how often?
  12. How do you communicate with sellers and how often?

Hilton Head Island’s Homestead Exemption

Did you know South Carolina offers a Homestead Exemption?  If you are a new homeowner that has moved to Hilton Head Island or Beaufort County and hold fee simple title, been a resident for at least one year, are over 65, have a South Carolina Drivers License or are permanently disabled or legally blind you should apply for the Homestead Exemption at our Beaufort County Auditor’s office.

Short Sellers ~ No time to Procrastinate

If you are a seller and you owe more than your house is worth, you may not want to kick the ball down the street until next year.  The debt forgiveness bill that expires in 2012 for permanent residences is something sellers should take a serious look at.  For example, if I purchased a home for $200,000 and then sold it at market value for $100,000, I would not have to pay taxes on what is considered $100,000 in earnings.  After December 2012, this may no longer be available to borrowers!    Read the rest of this entry
