What every Hilton Head Buyer Should do…

  1. Call Your Realtor or contact us and let us set you up on a FREE MLS Link.  This link will email automatically new listings and price adjustments in real time as they hit the market.  The best properties do not stay on the market long.
  2. Call a lender and get pre-approved or get a proof of funds from your bank so you will be ready to go when you see the perfect property.  Pre-approvals and Cash talks and beat offers that have financing contingencies
  3. Ask your realtor to send you a sample-contract so you can be familiar with the addendums and the contract.  Ask them to include a property inspection addendum, a HUD estimate, a buyer-agency and a sample-disclosure.

When a property POPS, Call your Hilton Head REALTOR

Call YOUR realtor if you see a great property on your MLS LINK(here is a copy of my MLS Link for short sale homes).  Do not email them, do not wait for tomorrow.  If it is a great property that has captured your attention, chances are it will capture other buyers attention too.  Jane and I will go see it, get you the information and give you an opinion of the property.

As I mentioned, by law, no Appraiser can advise a taxpayer if their value is within range without analyzing market data and creating a research file.  For a small fee per property, I will research available data to determine if there is evidence of any grounds for an appeal.  After this review, if the client determines that a formal appeal is warranted, the fee will be credited to the cost of a formal appraisal that they may submit with their appeal to Beaufort County. Flood Insurance ~ Hilton Head Island, SC

Flood insurance coverage is purchased separately from homeowner’s coverage. The primary flood insurance comes from the National Flood Insurance Program (NFIP) which is underwritten by our Federal Government and administered by FEMA, the Federal Emergency Management Agency.  The maximum limits of primary flood coverage available in the Hilton Head Area is $250,000 coverage for a building and $100,000 coverage for its eligible contents(typically no more than $365 per year for maximum coverage). Flood insurance is a low cost way to secure coverage to repair or replace improved and personal property if they are damaged by flooding.

Good News Flood Insurance Extension

The U.S. Senate has passed a 60-day extension of the National Flood Insurance Program, avoiding a lapse in coverage due to expire May 31.   While this is temporary good news, the National Association of REALTORS® is firmly committed to working with Congress to pass a 5-year extension of the program.
