Hilton Head Island has a great masterplan!

In the case of Hilton Head Island, it was started in 1957 by Charles Fraser when he and his brother Joseph started the Sea Pines Company.  Frasers’ original vision for development was to embrace the environment and create a resort that offered a lifestyle unique to the Low-Country. Next time you take a drive through the Low Country, visit Palmetto Bluff.  This waterfront village is nestled under century live oaks draped with Spanish moss.   Located off Highway 46 between Hilton Head Island, SC and Savannah, Ga, Palmetto Bluff’s Wilson Village is off the charts beautiful.   The natural beauty is complemented perfectly by the charm of its timeless architecture.  This short video with Bryan Byrne, Broker in Charge, provides an overview of the village, the values of property and the flexible membership programs offered.  The breezes off the river were wonderful that day.  Read the rest of this entry

There will be no pity in be-back city for Hilton Head buyers after this summer.   While many have been lucky the last few years in delaying their Hilton Head purchasing decision, market research shows supply dropping as buyers get off the fence.  Buyer confidence is building and even higher priced properties are dropping in supply shown by the table below.  Looks like local REALTORS, lenders, inspectors and attorneys are going to have a HOT summer on Hilton Head in 2013! Purchasers and sellers of Hilton Head Property will run across “as-is” in the contract form and may wonder what exactly this means to them.  As a buyer or seller, the as-is part of the contract allows information about the home to be put on the table.  Paragraph 8 of the Hilton Head Area Association of REALTORS (HHAAOR) contract states that “as-is means the property is being conveyed in the condition in which it is presently found subject to the aforementioned paragraphs”.  Looking through the previous paragraphs we find out more information on what “as-is’ could be for a purchaser and seller.

The best properties won’t sell unless the asking price mirrors the value of the property for sale on Hilton Head.  In the past, sellers would receive offers if a property was priced incorrectly.  Nowadays, buyers just move to the next property without ever making an offer or coming back for a second time.  Because of this, many home sellers are adjusting the asking price of their property.  In fact, yesterday 17 sellers decided to adjust their price because they understand the difference between price and value.  Read the rest of this entry
