Some Hilton Head buyers and sellers may be shell shy from the past few years, but they need to get over it if they want to take advantage of timing their real estate move.  Hilton Head Inventories are dropping and for buyers and sellers it is time to jump back into the real estate market.  The past has shown us that the fear of future events is greater than the reality as we move out of the housing recession, elections and anything else that stands in the way of the housing recovery.  The Hilton Head housing market is on a slow roll. Good News for Hilton Head Buyers and Sellers

Hilton Head Island, SC – Based on recent market research, buyers and sellers didn’t negotiate as much in last month on Hilton Head Island.  The average list to sell price hovered in the 95% range for homes and villas in almost all price categories on the Island.  Factors that may have contributed to this include good pricing, falling inventories and relatively stable prices.  Listed below are some other observations we noted in our market research.

We have our own language when it comes to Hilton Head real estate.  We say villas, regimes, harbours and complexes when others would call them condos, condo fees, marinas, PUD’s and projects.  We use the word regime for condos in Hilton Head because when a condo is built in South Carolina, a Horizontal Property Regime is formed and recorded.  This regime than manages the common property going forwardThis blog is about regimes fees on Hilton Head Island. The urgency to buy property on Hilton Head Island has to be intense if you are a buyer!   Typically this decision is based on a need or a want and only when the right timing and circumstances collide do purchasers make the decision to buy a property.  The pressure must be intense. We suggest making an offer before you arrive subject to your visit or selecting two properties to think about on  your travels home…after all we don’t want you to have crocodile tears if you miss out.
