Hilton Head Island, SC – Based on recent market research, buyers and sellers didn’t negotiate as much in last month on Hilton Head Island. The average list to sell price hovered in the 95% range for homes and villas in almost all price categories on the Island. Factors that may have contributed to this include good pricing, falling inventories and relatively stable prices. Listed below are some other observations we noted in our market research.

Every residential Hilton Head community that ever had a vacant home-site has a ARB which is an acronym for Architectural Review Board. Just like a Hilton Head POA, the board is made up of members from the community, professionals and adminstrators that make decisions about the architecture based on the covenants of the community. Great news. The Island is now going to create a waterfront sailing and rowing club. Down Squire Pope Road this property will replace the location for the rowing club under the Old Oyster Factory. Which brings back many great memories and we are thankful we had this location. What a great Island we live on. Must mention my wife Laurie for resurrecting the rowing club for our High School Students a few years ago. We have our own language when it comes to Hilton Head real estate. We say villas, regimes, harbours and complexes when others would call them condos, condo fees, marinas, PUD’s and projects. We use the word regime for condos in Hilton Head because when a condo is built in South Carolina, a Horizontal Property Regime is formed and recorded. This short video offers some ideas from a local short sale negotiator on Hilton Head Island. This negotiator was educated by a declining market and worked in the mortgage industry, moved to loan modifications and now helps negotiate short sales with banks. For a six-month period starting on June 1, hurricane season is now upon us. In a recent statement National Oceanic and Atmospheric Administration’s (NOAA) Jane Lubchenco said, “NOAA’s outlook predicts a less-active season compared to recent years.
