Looking back over the past 12 months we saw about a 10% appreciation across the board in real estate pricing.  Banks started loosening up their lending restrictions and there has even been a trend of buyers diversifying into homes from their stock portfolios.  Christmas party chatter this year will reinforce buying real estate.  With all this good cheer, what does not make sense is why a buyer today would make an offer lower than the average list to sell price when the property is priced correctly? When I first started selling real estate on Hilton Head Island in 1986, I was trained to help customers in many ways. Besides presenting  features, advantages, and benefits (FABS) of different locations I also was taught how to create SAMPLE cash flow analysis sheets. In other words, if someone wanted to buy a villa for $100,000 they, in advance, would like to know all associated costs and how much would be required for them to put down for a bank loan. Up in the first quarter on Hilton Head!

• Home sales are up with strong sales in the first quarter!  We had 213 home sales in the first quarter on Hilton Head Island, versus 186 in the first quarter last year.
• Villa sales are down with only 218 sold YTD vs 250 last year for the same time frame.  No problem if you are properly priced!
• Lot sales were up a up a just a wee little bit over last year…but the phones are buzzing with buyers stepping forward.  This is the year of the lot! Read the rest of this entry

Reading the National Assoication of Realtors(NAR) Profile of Home Buyers and Sellers 2012 all we got to say is right on!  In the last year, this report states that over 90% of all buyers went to the web and 42% found the actual property they wound up purchasing in 2o12.  We have seen this in the Hilton Head Market, as buyers walk in with a few property printouts and ask us to show them these properties.  Other trends are listed below… Read the rest of this entry
