Looking back to 2009 buyers were scarce and very demanding.  Only great properties with great locations and great prices sold in 2009.  If a property did not have all three of these characteristics the property sat on the market.  In 2010, a few more buyers showed up(11% more than in 2009) and these buyers had less demands than the 2009 buyers, however they still demanded great pricing.   In 2011 while proper pricing is still a requirement, we are seeing something we have not seen in a very long time, multiple bids on properties.  Most buyers have been sitting on the sidelines waiting for the economy to move for the last few years and are ready to make a move.  The good news is that although many are still looking for a deal, they are once again shopping for lifestlye.

2011 is the “Year of the Buyer” on Hilton Head Island

The last 4 transactions(all in 2011) that we have negotiatated  for our buyers or sellers had more than one buyer interested in the property and therefore more than one offer.  This is due to the growing confidence in the economy and the speed that information travels on the internet.  Some of our buyers are even making offers sight unseen because they do not want to lose out on these great locations.  The quick and easy access to the listing information on the internet added to the increased confidence in the economy is going to make 2011, The Year of the Buyer!

Advice to all Hilton Head Buyers ~ Don’t wait when you find a good one!

For buyers, our advice is to move fast on properties that you like on Hilton Head Island.  If the property offers a good location, condition and or price, buyers and their agents will compete in the days ahead.  Time is not on a buyers side anymore for these well positioned properties.  In fact, once you decide on a property, move fast or you will lose it to the another bidder.  Buyers are no longer scarce in 2011 and as time goes on they will settle for less than what they can get right now.  If you are a buyer, you can begin your search with some of the best properties we offer or subscribe to our Free MLS Buyer Link!
