Absentee Owner Services(A/O)  inspections are usually done on Wednesdays.  The following is their checklist for their properties:

  • Check the house itself for security (house locked up, no broken windows, etc)
  • Water leaks (or drips), flush toilets, check HVAC settings
  • Change filters on a monthly basis
  • Check for infestations (those darn palmetto bugs)
  • Check the pool and landscaping service to be certain the vendors are performing their duties, if contracted.
  • Schedule for any maintenance, deliveries, housekeeping, and anything else that is required. 
  • When the owner is due to arrive they will adjust the HVAC and hot water settings to the preference of the Owners.

Each agreement with an Owner can be customized for that Owners needs.  They maintain a list of licensed and insured vendors including Extermination, Plumbing, HVAC, Electrical, who I can recommend if the Owner needs such recommendation.  Of course, if the Owner prefers to use his own vendor, that will be the vendor of choice.

Charges for this service are as follows:

  • $45.00 per inspection for weekly or bi weekly and $65.00 per inspection for once monthly.  Initial inspection is $150.00 and includes photo inventory, check list, review of security, and recommendations concerning maintenance or security to the Owner.  Any concerns discovered during the course of regular inspections will be brought to the attention of the Owner via email.  In the event of an emergency, they will contact the Owner immediately by phone and follow up with an email.
  • Accepting deliveries, meeting and providing access for vendors (cable or HVAC, etc) is at $25.00 per hour.
  • Maintenance provided by RHS is billed at $35.00 per hour. Housekeeping can be quoted upon request and inspection.
  • Coordination fee for maintenance, renovations, or any major project that requires time, scheduling, access, follow-up, and/or final inspection on the Owners behalf is 10-15% of final bill.

Billing is sent by email on the last business day of the month and is due upon receipt.  They can provide references upon request and would love to speak with you in regards to this account of any of the other services offered by RHS.  Your clients can be assured that their home here is being maintained and cared for!
