We had a client contact us this week as they were looking at their 2012 financial planning and were interested in our outlook for their Hilton Head Property. Foreclosure is NOT the answer!

Right now, distressed sellers should choose a Short Sale over foreclosure.  Given that South Carolina is a recourse state, distressed sellers or property owners that are under water with their mortgage should consider taking action now.  In Florida, Wall Street Journal reports that some banks are going after sellers that may have had their homes, condos or second homes foreclosed upon.  In fact, there are now investors buying up these deficiency judgements.  The key for distressed sellers is that in a successful short sale negotiation it is possible to convince the lender to give up their pursuit of the deficiency judgement against the property owners.  Here are some other reasons to consider a  Short Sale vs. Foreclosure.  If you  would like for us to answer your questions or better explain the process, please email us at robbie@robbiebunting.com or call me direct at (843)842-0805



The Hilton Head Town Transfer Fee

With the sale of every Hilton Head Property, a quarter of one percent transfer fee is paid by the purchaser(typically). This transfer is collected for Beaufort county and paid to the town.  The town of Hilton Head has purchased over 1,170 acres with it and have reduced the potential of 4.37 million square feet of commercial development, 1,365 motel rooms and 4,210 residential and timeshare units on the Island.  As a buyer you will benefit with more open green spaces, more parks and less development, the very reasons why you are buying in the first place. As you know, the key to finding the right property today is more a process of elimination than it is trying to look at every property for sale on Hilton Head Island. That is why we like to build a spreadsheet for our buyers and use the following in our comparisons:

  • Price per square foot
  • List to sell averages
  • Year Built
  • View
  • Price per bedroom
  • Square foot per bedroom

The other day, we had two clients from Florida looking at property on Hilton Head Island.  Both buyers commented that  “we really don’t have a recession on Hilton Head Island”.  The cause and effect of media of course washes across the land and colors all areas the same, so we listed the reasons why Hilton Head’s Recession is not the same.  Hilton Head Island is in for a softer landing because of these reasons.
