Every signal is now in place to indicate bottom.

U.S. home sales registered their biggest monthly jump in nearly seven years in December, as cratering prices began to draw out more buyers and several housing markets showed some signs of stabilizing.

If you have been waiting for a signal to indicate the best time to purchase on Hilton Head check out January 2009 sales below.  It is still true today….Timing is everything.

 

WE SOLD 26 homes and 33 villas last month in January!  

 According to the market research I have completed, the number of properties for sale will start declining in coming months.  If you have ever thought of purchasing it is our suggestion to start looking for the choice property you’ve always wanted as the best picks will be disappearing as we move through 2009.

Real estate compared to stocks…

Where’s a better place to put your money: the stock market or real estate? These days the accepted wisdom (at least at cocktail parties) says to pick real estate. But is the accepted wisdom right? 

It is–in the short term. U.S. real estate sale prices increased more than 56% from the beginning of 1999 to the end of 2004, as tracked by the Office of Federal Housing Enterprise Oversight, part of the U.S. Department of Housing and Urban Development. The S&P 500 index dipped nearly 6% during that same period.   Looking at these numbers help reinforce the reasons to own and buy more Island real estate for the long term.

We are going to share the good news every chance we get.  It may not sell papers, but face it, we all could benefit from a little encouragement.   I’ve researched and prepared the table below to show residential Hilton Head MLS properties compared it to the Dow, Nasdaq and S&P.   If the chart cannot be seen on your computer, please click on the pdf above.   

The real estate market is not the stock market.  However, because the press continues to draw a correlation, we thought we would do a little comparison.  Here is what it would look like if we compare real estate to stocks. (HHMLS is Hilton Head Multiple Listing Service)

 

The silver lining right now is that our Island Real Estate market has been a better long term and more stable opportunity.  Right now with the larger Island inventory (this never gets too large as it is an Island of limited size and number of properties) to choose from and interest rates holding at historically low levels, the number of potential buyers that can find what they are looking for is at the highest level in years.

Buying cycle only occurs every 10 years…

Now is the time to buy real estate on Hilton Head Island! 

We are in a buying cycle.  These cycles come up once every ten years.    These cycles occur when the market offers price, selection and financing all at the same time.  These cycles come up when nGiven the Island’s natural beauty, the sub tropical temperatures, the world class amenities, the great shopping, and the wonderful dining we will soon see this opportunity disappear.  Just as it has done in the past.  .

Many of my clients are still celebrating their decision to get involved during these buying cycles.   These buying windows on the Island occurred in the mid 1980s after tax reform and Black Monday, in the early 1990s after the recession and even the 2000’s after 9 1 1.  Quite simply there are better times to buy real estate than others on Hilton Head Island.

 

Here are a few ways my clients have taken advantage of this buying cycle:

  • A Palmetto Dunes Villa owner (they purchased their villa years ago from me) just sold their villa(in less than 2 months) and found a incredible house in Hilton Head Plantation.  A few years back they would have spent more money to make this move and quite frankly may not have been able to find such a great home!  They spent an additional $150,000 to make this move to a bigger and better property!
  • Another client purchased a home close to the beach at an incredible price in Port Royal.  This home offers a walk to beach location, a fantastic view and at a price that is a deal!
  • We had two properties sell recently to money managers.  Who knows better about timing than these guys and gals.

Accurate news and Hilton Head Weather

We are blessed to live in such a wonderful place.  That being said, we have read and watched the news lately and we want you to know that we are still selling properties on this wonderful Island.  Last Month my company sold 10 million dollars, nearly 1/3 the total number of sales for all of Hilton Head Island.  If you would the real estate news that is right and not embellished let Jane or I know.  Simply email us and request “market trends”.

As well, we suggest going to www.weatherunderground.com or noaa.gov for accurate weather information.   Todays weather is breezy and cloudy and yes…the market is good.  Just yesterday we sold another beautiful home on Hilton Head Island that overlooked a golf green and had a kitchen that was straight out of Home Beautiful.  Simply said, “The pickins are good and there are deals to be had”

Our advice to you is to Ignore the Headlines when it comes to weather and real estate and our weather.  It’s another beautiful day on Hilton Head, how can we help you?

Trading Places…

We looked at how people move around the Island Area, and we realized that trading properties can work out well for our clients and agents in the area. 

We will email you a list of properties that wish to trade property!  This allows you to research and review the trades that are currently available.  At anytime you may add your property to the list by emailing us your information.  As this list grows you may find the perfect trade.  We have agents and sellers adding properties all the time. 

Our information includes location, price and specific information about the property, and offers ideas as to the replacement property they are looking for.   Once you find one that matches, simply email us.

Whether it is within the same neighborhood or across the country, one common characteristic is that one of the trades is a Hilton Head Area Property.   We post homes, villas, lots and commercial properties on this list(locations include Bluffton, Hilton Head, and Daufuskie Island.)
