Selling up a storm on Hilton Head Island

Good News!  Last month on Hilton Head Island my company succesfully helped THIRTY TWO(32) of our sellers negotiate the sale of their properties.  On top of all this, we also found TWENTY EIGHT(28) buyers for properties around the Island.  With sixty (60) sales in just one month we need more properties to sell! Sellers are either “In” the Hilton Head Market or “Out”

It seemed to me that there were a lot of properties for sale the other day.  That was until an agent spoke up in one of our Dunes Marketing Group sales meetings.  Of the properties in a community he showed a client, only 20% of the sellers were actually “in” the market.  The other properties were over priced and the buyer did not even want to look at them.  I did some market research on this area and others and  discovered that 80% of the properties were on average 40% higher in price than the others.  Once he and his buyer realised this concept, a buying decision was made based on these “lower” inventories.  Read the rest of this entry

All companies are not the same on Hilton Head Island. 

Many of the boutique real estate companies are listing companies and not selling companies.  Their company profile is typically 25% sales, 75% listings.  Right now these companies are having difficult times because they carry a lot of inventory.  They typically do not have the ability or people to sell their own inventory and rely on the MLS.  My company and our production is closer to 50/50 with a strong focus on selling.  In fact, that is how we personally finished up 2009.

All salespeople are not the same on Hilton Head Island.

Palmetto Previews is my companies quarterly publication.  It is mailed to all Palmetto Dunes, Shelter Cove and Leamington Property owners as well agents mail this every quarter to their buyers that live off the Island.  With a distribution of over 35,000 copies we have recently started distributing this publication to the Oceanfront Marriott and the Oceanfront Hilton Hotels.  It is also distributed all through Palmetto Dunes and Shelter Cove in easy take one racks.
