Have Hilton Head Villas under $350,000 Hit Bottom?

Hilton Head Villas are bouncing along what looks to be bottom.  Not sure it is sustainable and to be quite frank, it helps that we have more people on Hilton Head Island at this time of year.  Nonetheless, prices have leveled off on villas under $350,000 on Hilton Head Island for the last six months.  The graph below shows the last 12 months in villa sales exclusively on Hilton Head Island(Bluffton and Daufuskie are not shown here). Where can we watch 4th of July Fireworks on Hilton Head Island?

This years 4th of July fireworks locations on Hilton Head Island will be Harbourtown, Shelter Cove and Skull Creek Marina.  While the fireworks will be set off from these three areas, they can also be enjoyed from a boat, a dock, the beach or even Daufuskie Island.   This years high tide will be around 6 pm, so when the fireworks are set off there will be plenty of beach to watch them from.  Below are the hours for the Hilton Head Islands 4th of July Firework displays!  Read the rest of this entry

Bananas have a shelf life, real estate does not.  Some sellers think that their property will get stale if it ison the market too long.  In fact, we have watched sellers take their property off the market, put it back on, take it off, put it back on and finally one day it sells.  They missed BUYERS because they did not understand the Hilton Head Market. Hilton Head ~ Luxury Short Sale Negotiator

This short video offers some ideas from a local short sale negotiator on Hilton Head Island.   This negotiator was educated by a declining market and worked in the mortgage industry, moved to loan modifications and now helps negotiate short sales with banks.  He has developed the skills and relationships that can help him navigate through the short sale process better than others that do not do it every day.

Hilton Head, SC ~ Knock Wood, Hurricane Season is Here!

For a six-month period starting on June 1, hurricane season is now upon us.  In a recent statement National Oceanic and Atmospheric Administration’s (NOAA) Jane Lubchenco said, “NOAA’s outlook predicts a less-active season compared to recent years. Flood Insurance ~ Hilton Head Island, SC

Flood insurance coverage is purchased separately from homeowner’s coverage. The primary flood insurance comes from the National Flood Insurance Program (NFIP) which is underwritten by our Federal Government and administered by FEMA, the Federal Emergency Management Agency.  The maximum limits of primary flood coverage available in the Hilton Head Area is $250,000 coverage for a building and $100,000 coverage for its eligible contents(typically no more than $365 per year for maximum coverage). Flood insurance is a low cost way to secure coverage to repair or replace improved and personal property if they are damaged by flooding.

Good News Flood Insurance Extension

The U.S. Senate has passed a 60-day extension of the National Flood Insurance Program, avoiding a lapse in coverage due to expire May 31.   While this is temporary good news, the National Association of REALTORS® is firmly committed to working with Congress to pass a 5-year extension of the program.
