Hilton_Head_Property_Values_2013Hilton Head buyers that are agonizing over a 1% counter offer from the seller are missing the point and usually the property in today’s market.  It is easy to understand why a buyer stays put on their offer in a declining market, but that option is going, going, gone.  Just look at Zillow pricing for Hilton Head over the last year.  It shows an improvement of almost 10%.  A buyer that gets sticker shock in an improving market, just may have to wait for the next recession to buy a home. Every residential Hilton Head community that ever had a vacant home-site has a ARB which is an acronym for Architectural Review Board.  Just like a Hilton Head POA, the board is made up of members from the community, professionals and adminstrators that make decisions about the architecture based on the covenants of the community.  These review boards protect the residential integrity of their community and help uphold property values from these efforts. The iPad2 winner is…

Congratulations to Don Peterson with the Alliance Group, the winner of the iPad2! John Robinson, President of the Association drew the winner of the iPad raffle from our MLS tour.  Be sure to email to congratulate Don, because we have not told him yet!  The turnout was unbelievable at 57 Heath Court West with the best golf and lagoon views in Leamington and 120 South Shore Drive on the Oceanfront.  Both of these homes are located in the private residential beach community of Leamington(community benefit list).

Please note the following:

  1. 120 South Shore is Listed under Villas because the regime handles all the outside maintenance.  If this were listed in homes it would be the newest 6 bedroom oceanfront on the Island under $3 mill and the least expensive 6 bedroom oceanfront home in a plantation.  Be sure to look under villas to find it.
  2. 57 Heath Court West was completely remodeled in 2007 and is better than new!   We had several comments from agents that were surprised how new this home looked and felt.  The remodel was extensive from head to toe making this fabulous location one of the best on Hilton Head Island!

Do you dream of building a new home some day on Hilton Head Island?  Let me tell you about a school teacher that I met that lives in a beautiful home on the Island.  What a great forward thinker.  She not only bought a lot, but she also built her dream home 10 years before she retired.  She than rented the home until she was ready to make her move.  Twenty years ago, like right now, land was cheap, mortgage rates were low and construction was affordable.  Amazing what you can learn from a school teacher. Hilton Head ~ Baby boomers want to be warm and wet!

In their retirement and golden years baby~boomers want warm weather and the Hilton Head ocean nearby.  Do not wait to long to make get your foot in the door on Hilton Head Island as boomers are now turning 60 at the rate of 8,000 a day and represent 38% of our total population in this country.  The way I see it based on 2.5 million visitors per year to Hilton Head Island, we have over 950,000 of  these Baby Boomers visiting the Island with about 50,000 of them turning 60 years old every year for the next 17 years.  Our recommendation is to be ahead of this herd!  We are just beginning to hear the rumble.
