Hilton Head Properties Update

Our move is official and while the transition was seamless the only little blip in the entire move was our office signs.  We had planned and paid for our great signs 3 months ago and we now have a new sign guy and are charging full steam ahead.  Fortunately we planned this move at the slowest time of the year.  So…if you are out and about, just look for the office with big blank white signs in front and back and stop in and say hello.  The office is incredible and is located at 12 New Orleans Road, right next to Charlies.  We even have our stocking hung at the front desk and the office is decorated for Christmas!

How’s business on Hilton Head Island?

The other day I stopped at a local shop on the Island.  The owner was friendly and I asked him “how’s business?”.  His answer was “I work every day”.  After walking away I thought about his answer as it not only stated a work ethic it stated so much more.  It was said in a tone of pride and gratitude that he had customers, he had a business and he had the ability to serve them.  Wow.

As we work forward in real estate, when someone asks us “How’s Business?”, our reply is going to be “We work every day” .  We are grateful for our clients,  the work they give us and the chance to have a business on this wonderful Island.  With pride and gratitude we can make a difference in their lives.

In the 25 years of selling real estate on Hilton Head Island, I have seen buyer cycles come and go.  Although this cycle may appear longer or deeper than the others, it too shall pass.  One thing I have found in these cycles is that the very best real estate deals are often struck when the news in the papers is really, really bad.  That said, the recent NYT article “Widespread Fear Freezes Housing Market” triggers another good reason to buy real estate on Hilton Head.  While it may have made every buyer and seller shudder, one agent said it perfectly when he stated “Do the opposite of what they say in the newspapers when you buy and sell real estate on Hilton Head Island and your timing will always be good”…and the local numbers support the reasons why! It’s time to be quiet and greedy!

The Real Estate Market right now on Hilton Head Island is a lot  like an auction.  The other day I went to an auction and watched most of  the pre-qualified bidders waiting for a sign or signal before making their move.  While these “bidders” twisted in their seats, a few market brave buyers made their bids, but only one very quiet bidder sitting in a corner ultimately got the property.  In my opinion that buyer made money that day and is smiling all the way to the bank.

A lot of people came away from a recent article about an adjustment to the School District’s tax mill rate with the idea that their tax bill, when compared to last year’s tax bill, was going up.  THAT IS NOT CORRECT.

The complexity and nuances of public education funding makes it real easy for the average person to arrive at an erroneous conclusion.

I did a presentation to the Chamber of Commerce’s Government Affairs Committee and used a hand-out that I thought you might find useful.  It explains what really happened and why, on average, your taxes did not go up. Click on the underlined link to read more: BCSD – Tale of Two Taxes
