Hilton Head Island Villa buyers just want to have fun.  Their motivation is 80% emotion and 20% logic when it comes to a buying on Hilton Head.  Of course, the logical reasons must support the emotion, but don’t waste their time with fixer uppers. These lock and leave owners live in faraway places and let “regime” managers handle the exterior maintenance, the landscaping, the pool, the common area improvements, the trash and the bill paying.  These Hilton Head buyers fall in love with the Spanish Moss and Moon Beams.  Everyone refers to a condo on Hilton Head Island as a “villa”. It could be a town-home, it could be on the third floor, no matter the shape or size they are all called villas here on Hilton Head Island. Just like our marinas are Harbours, spelled with an “our” and management companies are called regimes, we like to be different.  And a villa sounds good, but what is it really? How much are you willing to spend to sell your property?

Recently, a Hilton Head property pended after 900 days.  It had also been previously listed for sale for for 500+ days previously with another agent, bringing it to a grand total of over 4 years on the real estate market.  Sellers need to know that there only three reasons a property does not sell including condition, location and value.
