Hilton_Head_Property_Values_2013Hilton Head buyers that are agonizing over a 1% counter offer from the seller are missing the point and usually the property in today’s market.  It is easy to understand why a buyer stays put on their offer in a declining market, but that option is going, going, gone.  Just look at Zillow pricing for Hilton Head over the last year.  It shows an improvement of almost 10%.  A buyer that gets sticker shock in an improving market, just may have to wait for the next recession to buy a home. Last month we published and mailed the first edition, “It’s All About Home” to 9,500 clients interested in Sea Pines, Palmetto Dunes, Wexford, Long Cove, Palmetto Hall, Shipyard, Folly Field, Singleton Beach and Port Royal.  This is the first of its kind and we are excited about this new marketing program.

In the case of Hilton Head Island, it was started in 1957 by Charles Fraser when he and his brother Joseph started the Sea Pines Company.  Frasers’ original vision for development was to embrace the environment and create a resort that offered a lifestyle unique to the Low-Country. HHI – Why do a CL-100?

Imperial Pest“Why do I need a CL100 when I buy or sell a home or villa on Hilton Head?” I’m not sure where the name comes from, but a smarter title, which appears on the report itself, “OFFICIAL SOUTH CAROLINA WOOD INFESTATION REPORT”, makes alot more sense.  During a sale of structural property in South Carolina involving a lending institution, the CL-100 will usually be a mandatory report at closing.  In most conventional cases, the seller is responsible for the CL-100.  A thorough, professional inspection is part of every CL100. The report will point out any water-damage issues, however small they may be.  It’s important to know that the CL-100 will only report water and fungal damage that is “below the first main floor”.
