Hilton Head Villas are bouncing along what looks to be bottom.  Not sure it is sustainable and to be quite frank, it helps that we have more people on Hilton Head Island at this time of year.  Nonetheless, prices have leveled off on villas under $350,000 on Hilton Head Island for the last six months.  The graph below shows the last 12 months in villa sales exclusively on Hilton Head Island(Bluffton and Daufuskie are not shown here). We had a client contact us this week as they were looking at their 2012 financial planning and were interested in our outlook for their Hilton Head Property. We love to help our clients review their real estate values anytime of the year, but at this time of year this is especially important as you plan your year ahead.  Our market research includes reviewing the broad market and the specific market areas and coming up with a summary of each together and separate.  Through our research we will look what the trend line for property values based on the most recent information available and what amount of inventory exists in current active listings including the lurking shadow inventory(if applicable).  Some of the tools we use in our valuations include our Monthly Market Trend Reports , Hilton Head Housing Supply Overview and Current Comparable MLS Inventories.

Market Research you can count on!

If you own property and want to get a valuation for your property(selling is not a requirement), please email me at robbie@robbiebunting.com or call me anytime on my direct line at (843)842-0803.  We will return this market study with a full copy of our report to you within 7 days of your request.   Thank you.

We love this time of year.  The pace is slower, the properties are better and the negotiations more relaxed.  If you are a seller, there are steps that we can take to close out your property by year end.  If you are a buyer there are present opportunities that are available now that will be gone come the new year.  Read the rest of this entry

“Our” RBC Heritage on Hilton Head Island

We met with Steve Wilmot, the Tournament Director for The RBC Heritage locally sponsored by Boeing. Steve shares with us how this PGA Tournament provides benefits to the local community from its worldwide coverage. I think this is the very best real estate marketing program we have. The tournament fuels our local and state businesses to the tune of around $80 million dollars in economic impact.  We all benefit from the RBC Heritage in some way whether you are a seller, buyer, business person, visitor or local.   On a Realtor level a simple link to one of our websites can help with ticket sales and introduce new and returning visitors to the Island, a great time of year and great golf.  If you would like to explore ways you can get involved, please visit Heritage Foundations Website.
