Absentee Owner Services(A/O)  inspections are usually done on Wednesdays.  The following is their checklist for their properties:

  • Check the house itself for security (house locked up, no broken windows, etc)
  • Water leaks (or drips), flush toilets, check HVAC settings
  • Change filters on a monthly basis
  • Check for infestations (those darn palmetto bugs)
  • Check the pool and landscaping service to be certain the vendors are performing their duties, if contracted.
  • Schedule for any maintenance, deliveries, housekeeping, and anything else that is required. 
  • When the owner is due to arrive they will adjust the HVAC and hot water settings to the preference of the Owners. Read the rest of this entry

Do you own a Lagoon front home in the Low Country?

Coastal Yacht Management is proud to announce our recent acquisition of the Duffy Electric Boat dealership on Hilton Head and the surrounding area. In the past three years we have been working diligently to service the fleet of electric boats in Palmetto Dunes, Hampton Lake, Palmetto Bluff and Hilton Head Lake working through a dealer located in Georgia. 62 is the Magic Number for a Reverse Mortgage

Almost 10,000 baby boomers per day are are turning age 62 and heading to Hilton Head Island for retirement.  You might ask what is so important about turning age 62… well age 62 is the minimum age to qualify for a FHA reverse mortgage and the costs to secure these mortgages is dropping.  Although the reverse mortgage has been available for more than 20 years, it is still misunderstood.  The most common misconception is that the bank owns the house;  that is not true.  The bank holds the mortgage, while the homeowner retains title.
