We have our own language when it comes to Hilton Head real estate.  We say villas, regimes, harbours and complexes when others would call them condos, condo fees, marinas, PUD’s and projects.  We use the word regime for condos in Hilton Head because when a condo is built in South Carolina, a Horizontal Property Regime is formed and recorded.  This regime than manages the common property going forwardThis blog is about regimes fees on Hilton Head Island. The iPad2 winner is…

Congratulations to Don Peterson with the Alliance Group, the winner of the iPad2! John Robinson, President of the Association drew the winner of the iPad raffle from our MLS tour.  Be sure to email to congratulate Don, because we have not told him yet!  The turnout was unbelievable at 57 Heath Court West with the best golf and lagoon views in Leamington and 120 South Shore Drive on the Oceanfront.  Both of these homes are located in the private residential beach community of Leamington(community benefit list).

Please note the following:

  1. 120 South Shore is Listed under Villas because the regime handles all the outside maintenance.  If this were listed in homes it would be the newest 6 bedroom oceanfront on the Island under $3 mill and the least expensive 6 bedroom oceanfront home in a plantation.  Be sure to look under villas to find it.
  2. 57 Heath Court West was completely remodeled in 2007 and is better than new!   We had several comments from agents that were surprised how new this home looked and felt.  The remodel was extensive from head to toe making this fabulous location one of the best on Hilton Head Island!

Hilton Head ~ Baby boomers want to be warm and wet!

In their retirement and golden years baby~boomers want warm weather and the Hilton Head ocean nearby.  Do not wait to long to make get your foot in the door on Hilton Head Island as boomers are now turning 60 at the rate of 8,000 a day and represent 38% of our total population in this country.  The way I see it based on 2.5 million visitors per year to Hilton Head Island, we have over 950,000 of  these Baby Boomers visiting the Island with about 50,000 of them turning 60 years old every year for the next 17 years.  Our recommendation is to be ahead of this herd!  We are just beginning to hear the rumble.

We just helped a customer trade his home for a bigger and better home.  The seller of the bigger and better home took the smaller home(they wanted to downsize) in trade and were paid the difference in cash by the buyer.  If you are moving up or down in the market, trades are a great way to make a move without having to wait and sell your exisitng property to move to the replacement property.  Trades thrive in a market with available inventory. Updtate:  Beaufort County will raise the millage, click here for more information

Beaufort County is considering raising the millage for 2nd homes, investments and commercial properties. Their resident neighbors pay far less in tax and the increase could take the second home millage rate up another 2 mills. Currently, the only source Beaufort County has to increase revenues for school operations is to raise the tax millage on commercial and non-resident property owners.

We had a buyer step up recently on one of our properties and pay 96% of asking price…of course they started lower, but knew this was a chance of a lifetime type property. We have had a few properties where we were bidding with other buyers…and my clients all know I hate to lose!
