The first half of the year in Real Estate Sales on Hilton Head rocked in 2012.  If our sales volume is an indication of confidence in the real estate market, our individual sales volume year to date was about the total volume we did in 2011!  These sales came from everything including a dollar lot to a multimillion dollar house swap.  On my run this morning I started thinking of market research buyers and seller would like to see in this blog and have listed them below.  While we are thankful for a strong first half, the second half of 21012 looks very promising. One of the greatest things about Hilton Head Island is the many choices for exercising outdoors.  Now that the weather is getting hot, head to the beach for yoga.  A cool ocean breeze, the sound of the waves and the beautiful view creates the perfect “studio” to practice.   Locals need to make the time to enjoy what we have right here on our beautiful island and what visitors from all over are calling a “bucket list experience!” Read the rest of this entry

Have Hilton Head Villas under $350,000 Hit Bottom?

Hilton Head Villas are bouncing along what looks to be bottom.  Not sure it is sustainable and to be quite frank, it helps that we have more people on Hilton Head Island at this time of year.  Nonetheless, prices have leveled off on villas under $350,000 on Hilton Head Island for the last six months.  The graph below shows the last 12 months in villa sales exclusively on Hilton Head Island(Bluffton and Daufuskie are not shown here). Where can we watch 4th of July Fireworks on Hilton Head Island?

This years 4th of July fireworks locations on Hilton Head Island will be Harbourtown, Shelter Cove and Skull Creek Marina.  While the fireworks will be set off from these three areas, they can also be enjoyed from a boat, a dock, the beach or even Daufuskie Island.   This years high tide will be around 6 pm, so when the fireworks are set off there will be plenty of beach to watch them from.  Below are the hours for the Hilton Head Islands 4th of July Firework displays!  Read the rest of this entry



Hilton Head Island ~ Think Real Estate TRADE in 2012

We just helped a customer trade his home for a bigger and better home.  The seller of the bigger and better home took the smaller home(they wanted to downsize) in trade and were paid the difference in cash by the buyer.  If you are moving up or down in the market, trades are a great way to make a move without having to wait and sell your exisitng property to move to the replacement property.  Trades thrive in a market with available inventory. Updtate:  Beaufort County will raise the millage, click here for more information

Beaufort County is considering raising the millage for 2nd homes, investments and commercial properties. Their resident neighbors pay far less in tax and the increase could take the second home millage rate up another 2 mills. Currently, the only source Beaufort County has to increase revenues for school operations is to raise the tax millage on commercial and non-resident property owners.

Bananas have a shelf life, real estate does not.  Some sellers think that their property will get stale if it ison the market too long.  In fact, we have watched sellers take their property off the market, put it back on, take it off, put it back on and finally one day it sells.  They missed BUYERS because they did not understand the Hilton Head Market.
