What every Hilton Head Buyer Should do…

  1. Call Your Realtor or contact us and let us set you up on a FREE MLS Link.  This link will email automatically new listings and price adjustments in real time as they hit the market.  The best properties do not stay on the market long.
  2. Call a lender and get pre-approved or get a proof of funds from your bank so you will be ready to go when you see the perfect property.  Pre-approvals and Cash talks and beat offers that have financing contingencies
  3. Ask your realtor to send you a sample-contract so you can be familiar with the addendums and the contract.  Ask them to include a property inspection addendum, a HUD estimate, a buyer-agency and a sample-disclosure.

When a property POPS, Call your Hilton Head REALTOR

Call YOUR realtor if you see a great property on your MLS LINK(here is a copy of my MLS Link for short sale homes).  Do not email them, do not wait for tomorrow.  If it is a great property that has captured your attention, chances are it will capture other buyers attention too.  Jane and I will go see it, get you the information and give you an opinion of the property.

October brings cash buyers to the table on Hilton Head

Cash buyers are heading to the closing table in October.  One of our buyers said it this way, “Real estate represents an asset class that is undervalued, stocks are too volatile and the banks are paying us nothing on our savings, so we might as well do something fun with this money.”   This buyer was our 4th cash buyer in October.  It is our hope this trend continues! How much are you willing to spend to sell your property?

Recently, a Hilton Head property pended after 900 days.  It had also been previously listed for sale for for 500+ days previously with another agent, bringing it to a grand total of over 4 years on the real estate market.  Sellers need to know that there only three reasons a property does not sell including condition, location and value. The Hilton Head real estate market offers opportunities for sellers, buyers and agents to be creative.  Some sellers have sweetened the pot by throwing in furnishings, golf carts, boats, seller financing, property trades, accepted time share down payments, purchased home warranties, guaranteed rentals, removed wallpaper, staged homes, offered vacation bonuses and we even had one seller that took in rare gold coins towards their sale.  Incentives may be the extra motivation needed to close the sale rather than price.
