Hilton Head Island’s Guardian Angel, The Gulf Stream

Located 70 miles off our coast is the gulf stream, Hilton Head’s guardian angel.  Storms in the past that have hit the gulfstream get bumped north and because Hilton Head is in the cove of the coast it has missed us.  The gulf stream also keeps Hilton Head temperatures warmer in the winter and cooler in the summer.

“Silly” asking price or fair market value?

My coach corrected me other day when I told him that we were asking some silly asking prices on some of the properties around Hilton Head and Daufuskie Island.  He told me to take “silly” out of my presentation and replace it with “fair market value”  I had been protecting myself and my sellers from reality by using the word “silly”.  Made me think about all the sellers that had told me that they will “wait it out” because they were not going to “give” their property away.   Read the rest of this entry



How’s business on Hilton Head Island?

The other day I stopped at a local shop on the Island.  The owner was friendly and I asked him “how’s business?”.  His answer was “I work every day”.  After walking away I thought about his answer as it not only stated a work ethic it stated so much more.  It was said in a tone of pride and gratitude that he had customers, he had a business and he had the ability to serve them.  Wow.

As we work forward in real estate, when someone asks us “How’s Business?”, our reply is going to be “We work every day” .  We are grateful for our clients,  the work they give us and the chance to have a business on this wonderful Island.  With pride and gratitude we can make a difference in their lives.

Charles Fraser, the alligator and the story

The other day a friend called and asked what the story was regarding the man and the alligator on Pope Avenue.  I told him the guy with the cap walking with the gator was Charles Fraser the founder of Sea Pines, and more importantly the man who discovered the present day covenant.  I further explained that Charles went to Yale and was being groomed for his families lumbering business, but when he first saw the natural beauty of Hilton  Head Island, all bets were off in cutting down any trees for his dad.

Real Estate Searches “Go Green” on Hilton Head Island

Most purchasers would rather drive by a property before ever calling a real estate agent.  Now with the internet, purchasers and agents can save gas, money and time. In fact, purchasers can now stand on the street with Google Earth,  they can map the location with our MLS, they can take  a visual tour of the property and they can even review comparables without ever leaving their home or office.  We have found because information travels so fast that the first thing to do once you discover a property you like on the internet is to notify your Hilton Head REALTOR ASAP. As this market continues to change, we are finding new ways in which we do business.  It used to be that we would run a great ad for our open houses and hold our breath hoping that this ad would attract potential purchasers into our properties.  Needless to say it “physically” required the buyer and the realtor to be there.  This was such a waste of time for everyone involved.  In fact, it took longer to find a property a year ago than it does today, because our buyers are now virtual. Higher priced properties are selling on Hilton Head Island in 2011

In 2009, the market was barely breathing.  In 2010, the market was active in price segments under $750,000.  In 2011, we are seeing  a trend on Hilton Head Island that includes steady activity on some of our higher priced properties .  This is good news for all Hilton Head sellers that are correctly positioned in the market with fair market value on properties with good condition and location.  Below is the market trend report which shows this welcomed activity on Hilton Head Island Read the rest of this entry
