Interest Rates on Hilton HeadIt has been said that “timing is everything” when it comes to buying a property in the Hilton Head area.  But that’s not the really the main reason.  The pull of the ocean, sub tropical temperatures, beautiful beaches, and the natural beauty are the real reasons for most buyers in the Hilton Head area.

It’s about 80% emotion, 20% logic for Hilton Head buyers!

The logical reasons for buying real estate include low interest rates, fabulous rental income, and low pricing. While these logical reasons may change or go away, the emotional reasons will never change.  Therefore, no matter what your timing is, the best reasons to buy will always be available.  Happy Hilton Head!

Real Estate Buyers Love Face Time!

More and more agents are selling properties using “face time” with their buyers.  In the past, buyers had to travel to see the property before they would ever consider purchasing.  Using face time and turning the phone around allows a buyer to walk through a property with their agent, asking questions as they go.  Some buyers never stepped foot in the property until closing. Half Time on Hilton Head Island

Goal PostThe first half of real estate sales in the Hilton Head Area is over and the results are in.  The Hilton Head Area includes Bluffton, Daufuskie and Hilton Head Island and all types of property.  Below is the executive summary from our HHIMLS June 2015:

First Half Sales Summary for the Hilton Head Area

  • Pending Sales increased 46%
  • Inventory dropped 12.4%
  • New Listings were up 3.3%
  • Prices moved higher to $289,950(median)
  • Days on market increased 1.9% to 109 days
  • Months of supply was down to 7.1 months or 17.4%

House sales are HOT this summer on Hilton Head!

Happy House Hunting Hilton HeadWhen it comes to Hilton Head home sales this summer, buyers are not waiting for their next trip.  There has been a 25% increase in home sales on Hilton Head Island this June compared to last year’s June.  Off Island(over the bridge), home sales jumped a whopping 53% over the same month last year.  All bets are off as inventories start dropping and interest rates start moving…in the meantime, Happy House Hunting Hilton Head!  Read the rest of this entry

Gas pricesPerhaps it is the low gas prices, the weather or their biological clocks, but whatever the reason baby boomers have landed in the Hilton Head area and like what they see.  Just like geese flocking south, these boomers are settling in and taking up real estate in a big way.  Below are the sales that have occurred year to date.  If you think that it will get easier to find great property in the spring, our advice is “Don’t take a chance on time”.

Not time for a Turtle’s Pace on Hilton Head Island

Green Turtles on Hilton HeadNationally, mortgage applications increased 49% in the first week of January and 11% the week prior which is the strongest two week gain since December 2008(Housing Watch, Bank of America 1/15/2015).  These lower mortgage rates are increasing the sales pace on Hilton Head Island and our phones are ringing, appointments are being made, contracts are being written and we are off to a great start.  This is great news for the Hilton Head sellers, agents and buyers that can pick up their pace!
