We are excited about the year ahead!  Already in January we are seeing buyer confidence building and are selling properties that are properly priced.   While many sellers have taken the buyers place on the fence waiting for a major “something”  to occur, those sellers that are moving to market price are being rewarded with showings and ultimately contracts.  We have listed some other trends for 2011 on Hilton Head below.  As well, check back next week to see what our experts including rental agents, builders, lenders and other professionals see as trends for Hilton Head Island.

Trend #1 ~ Hilton Head Sellers will negotiation less in 2010

Sellers are definitely getting better at pricing their properties correctly based on our last few months of market trend reports.  While there are still many sellers that believe that buyers will make an offer on a property that is overpriced, the trend is to take out the negotiation that was built into pricing property in order to get a property sold.  Pricing will continue to be the deciding factor between sitting or selling in the Hilton Head Real Estate market in the year ahead because of inventory.  The good news for those sellers that price their Hilton Head Properties correctly will be a sale.

The coast is clear to for Hilton Head Buyers

The motivating reasons to buy Hilton Head real estate finally outweigh the reasons to wait.  These reasons include better cash flow, better locations offered, better conditioned propertiesrealistic pricing, a hedge against inflation, better interest rates and an overall confidence factor.  In fact, the Monthy Market Trend Report for last month shows sales across the board in villas and homes during what is typically a slower time of year for sales on Hilton Head and our January has started off extremely busy working with buyers.  Hilton Head Buyers will find easy searches at our new website, www.HiltonHeadRealEstateNews.com (scroll down mid page to the Hilton Head Advanced Search section)
