Replacement properties on Hilton Head are easier than ever to find and sellers now risk losing buyers if they postpone or delay even one showing. In order to sell, properties must offer easy access and the easier, the better. Our Hilton Head agents are accustomed to “call first than lockbox” if the property is occupied. Keep the showing instructions simple and uncomplicated for the agent and their buyer. If you have showing instructions that include 24 hour notice, agent must attend, no showings before 5, after 9 or on weekends, call tenant, call for appointment due to pets or any other restrictions you may want to revisit your showings with your agent.

The fence that buyers and sellers have been sitting on is coming down and no longer is it an easy place to get a seat. Interest rates are the lowest in years and we recommend watching this video and scheduling a financial strategy session with David Crowell

Listed below are the market trends for Hilton Head Real Estate for the month of July. This is a snapshot of the activity on Hilton Head Island and shows us the activity at various price points and the negotiability of these. When sellers are positioned correctly with the big 3(condition, location and price) the DOM(days on market) is applicable. This data should be factored in when researching buying or selling in the Hilton Head Area. The good news for this month is we saw higher priced homes sell with strong activity in the $750,000 – 1 million dollar sector.
The above report helps us watch for trends that can help our buyers and sellers. If you would like for us to summarize this report simply email us at
robbie@robbiebunting.com or call me direct at (843)785-7111. This is a good map of where we have been and helps us determine trends. This information is subject to verification by all parties. All our best, Robbie Bunting & Jane Hyers

Some of our short sale sellers on Hilton Head Island have included villa owners, second homes owners on the beach, permanent residences, horse farms and even large estates. Recently, a Hilton Head property pended after 900 days. It had also been previously listed for sale for for 500+ days previously with another agent, bringing it to a grand total of over 4 years on the real estate market. Sellers need to know that there only three reasons a property does not sell including condition, location and value. Because the condition and location were excellent, the only thing wrong was the value. Read the rest of this entry

Last night I got a call from a Kentucky client that owns a second home in Palmetto Dunes. He asked if I had seen the Wall Street Journal article titled Vacation Homes: Why it May Be Time to Buy. It states “The blue-chip market consists of a handful of spots where prices have stabilized and could soon rebound as sales pick up. Some, such as Hilton Head, have benefitted from tough restrictions on building, which kept inventories manageable during the bust. Prices there have risen by 4% during the past year.” Read the rest of this entry

If you are a Hilton Head purchaser looking for property now or in the future, we offer South Carolina Buyer Agency and our Agreement which you may want to review. No longer is it caveat emptor or “buyer beware”. For buyers, this agency agreement can include term, be property specific and the proceeds can either be paid by you or as it is in most cases, paid by the seller from the published co-op fee(published proceeds) in the Multiple Listing Service. Many buyers that arrive on the Island do not know that this form of agency is available and should ask their Realtor about agency. It is always nice to be able to dance with the person that brought you!
