In the 25 years of selling real estate on Hilton Head Island, I have seen buyer cycles come and go.  Although this cycle may appear longer or deeper than the others, it too shall pass.  One thing I have found in these cycles is that the very best real estate deals are often struck when the news in the papers is really, really bad.  That said, the recent NYT article “Widespread Fear Freezes Housing Market” triggers another good reason to buy real estate on Hilton Head.  While it may have made every buyer and seller shudder, one agent said it perfectly when he stated “Do the opposite of what they say in the newspapers when you buy and sell real estate on Hilton Head Island and your timing will always be good”…and the local numbers support the reasons why! Hilton Head Sellers and Buyers must be aware of the “Principle of Substitution”

Sellers and buyers on Hilton Head need to be aware of the “Principle of Substitution” as it can either kick them in the butt or help them negotitate an incredible deal.  This simple principle states that when several similar properties are available, the one with the lowest price will get the greatest demand. This principle also assumes there is not much time between the comparison of the properties.  In other words, the lowest priced property will always sell first when it comes up on the market. Vacation Home Sales Up But Investment Home Sales Down

While they dominated the housing market in 2009, first time home buyers weren’t the only ones taking advantage of low mortgage rates and affordable home prices.

According to recent survey by the National Association of Realtors®, the number of people buying second properties as vacation homes rose 7.9 percent to 553,000 in 2009 from 513,000 in 2008.

The market share for vacation homes rose to 10 percent, from 9 percent in 2008, and the median home price for a vacation home was 169,000 dollars in 2009, compared to 150,000 dollars in 2008.

The signs on Hilton Head Island

Hilton Head Sales Pace is Picking UP!
We have assembled a comparison by community that compares the sales that have taken place in 2006, 2007, 2008, 2009 and 2010 year to date.  This report is also broken down by types of property including homes, villas and homesites.

While the average selling price has dropped from last year, the number of sales are increasing.  Compare the first quarter of  2010 to any of the years past and you will see growth is now taking place.  Buyers sitting on the fence will be shoved off center with these statistics.
