The first azaleas bloom is an indication that our real estate selling season has officially started.  This season pickup in traffic is driven by the realistic pricing on new listings and an increase in buyer traffic as guests visit this wonderful Island…

The real estate buyers are back in January!  We have seen an increase in home, villa and home site sales on the Island since January 1, 2009.   This early season pickup in traffic is driven by the value adjustments on existing listings & realistic pricing on new listings.   In fact, quite simply it’s impossible to stop baby boomers from retiring or having fun!   

 

However, the true opportunity right now in the Island Real Estate Market is selection.  What this means to you is that we have an amazing array of properties available from condos, to homes to home sites that have been building in inventory and reduced as a result of the growing inventories.  So, if you are already an owner and want to research a move or you are investigating the possibilities for the first time check out the timing below!

Now is the time to buy real estate on Hilton Head Island! 

We are in a buying cycle.  These cycles come up once every ten years.    These cycles occur when the market offers price, selection and financing all at the same time.  These cycles come up when nGiven the Island’s natural beauty, the sub tropical temperatures, the world class amenities, the great shopping, and the wonderful dining we will soon see this opportunity disappear.  Just as it has done in the past.  .

Many of my clients are still celebrating their decision to get involved during these buying cycles.   These buying windows on the Island occurred in the mid 1980s after tax reform and Black Monday, in the early 1990s after the recession and even the 2000’s after 9 1 1.  Quite simply there are better times to buy real estate than others on Hilton Head Island.

 

Here are a few ways my clients have taken advantage of this buying cycle:

  • A Palmetto Dunes Villa owner (they purchased their villa years ago from me) just sold their villa(in less than 2 months) and found a incredible house in Hilton Head Plantation.  A few years back they would have spent more money to make this move and quite frankly may not have been able to find such a great home!  They spent an additional $150,000 to make this move to a bigger and better property!
  • Another client purchased a home close to the beach at an incredible price in Port Royal.  This home offers a walk to beach location, a fantastic view and at a price that is a deal!
  • We had two properties sell recently to money managers.  Who knows better about timing than these guys and gals.

I had two cash buyers call me yesterday looking to buy premier locations at below market values.  Both of these buyers know that the key to getting a good buy is to have patient money and to buy at the right time.  

I started selling real estate on Hilton Head during the 1986 tax reform and I must tell you some of the the best deals were made when the inventory levels were high and the consumer confidence was low.  In order to find one of those deals and more importantly to be able to react to it, you had to be either be lucky, a real estate agent or spend literally hours on the phone searching.  The nice thing about todays technology is, as I research and find truly outstanding properties that offer compelling prices and incredible locations I can simply hit a button and e-mail them to you.  The key to this being successful is to know what to look for and only select the very best values.     

If you, friends or family subscribe to my Best Sellers Club you will be e-mailed these properties as they pop up in the market.  Keep in mind they are popping up sporadically and irregularly.  Therefore you will not receive an e-mail until a real value is found!  The e-mails will include villas, homes and lots.  You may choose to use this as research or to react on it, either way you will be in the KNOW. 


My criteria for this list will be properties that are at minimum 25% or less under market value.  The location  and/or condition must be good or better in order to make them compelling enough to buy!  (Properties will include MLS properties, partnerships and trades.)

Accurate news and Hilton Head Weather

We are blessed to live in such a wonderful place.  That being said, we have read and watched the news lately and we want you to know that we are still selling properties on this wonderful Island.  Last Month my company sold 10 million dollars, nearly 1/3 the total number of sales for all of Hilton Head Island.  If you would the real estate news that is right and not embellished let Jane or I know.  Simply email us and request “market trends”.

As well, we suggest going to www.weatherunderground.com or noaa.gov for accurate weather information.   Todays weather is breezy and cloudy and yes…the market is good.  Just yesterday we sold another beautiful home on Hilton Head Island that overlooked a golf green and had a kitchen that was straight out of Home Beautiful.  Simply said, “The pickins are good and there are deals to be had”

Our advice to you is to Ignore the Headlines when it comes to weather and real estate and our weather.  It’s another beautiful day on Hilton Head, how can we help you?

Ideas for Lot Sellers

Below are some ideas for lot owers in this market:

1.  Trades  ~  Only in this type of market do we find owners of villas and homes that are interested in trading for lots.  The benefits to trading your lot for a villa or home include:

·        Offset ownership expenses by renting long or short term

·        Enjoy it as a second home.  

·        Move in to it

Your lot does not have to be debt free as the new loan is originated on the villa or home and the old lot loan is satisfied.  In fact, right now interest rates are fantastic for homes and villas. 

2.  Offer Seller Financing ~ Here is a great idea from my financial wizard team.  If you want to sell your lot and own it free and clear offer seller financing!  Right now our buyers of lots are having a difficult time finding loans.  The beauty of offering seller financing is you can earn 6-7% on your money.  In fact, that is better than holding on to it!

Are you ready for the New Year?

We are grateful for the real estate relationships that we have been able to share with you in 2008.  We’ve been able to counsel and serve you in ways that have impacted our lives and effected the businesses of many. We have worked with excellent Realtors in the area and put together real estate transactions including trades and negotiations that were incredibly challenging, yet we both persisted and closed.  We want to thank each and every one of you and let you know that we wish to continue building this relationship long after that closing.
