Most Hilton Head buyers base their purchasing decision more on emotion than logic.  As we drive around the Island, Hilton Head buyers rarely ask how much mortgage interest they get on this one or that one.  While the mortgage interest deduction is important, its not the main reason to own a great property on Hilton Head.  There are other reasons and with over 10,000 baby boomers turning 65 everyday we do expect to get calls even if the Bush Era Tax does expires.  Hopefully it does not. Do you dream of building a new home some day on Hilton Head Island?  Let me tell you about a school teacher that I met that lives in a beautiful home on the Island.  What a great forward thinker.  She not only bought a lot, but she also built her dream home 10 years before she retired.  She than rented the home until she was ready to make her move.  Twenty years ago, like right now, land was cheap, mortgage rates were low and construction was affordable.  Amazing what you can learn from a school teacher. Hilton Head ~ Baby boomers want to be warm and wet!

In their retirement and golden years baby~boomers want warm weather and the Hilton Head ocean nearby.  Do not wait to long to make get your foot in the door on Hilton Head Island as boomers are now turning 60 at the rate of 8,000 a day and represent 38% of our total population in this country.  The way I see it based on 2.5 million visitors per year to Hilton Head Island, we have over 950,000 of  these Baby Boomers visiting the Island with about 50,000 of them turning 60 years old every year for the next 17 years.  Our recommendation is to be ahead of this herd!  We are just beginning to hear the rumble.

We were dancing the “hokey pokey” as real estate buyers put one foot in and took one foot out the last few years on Hilton Head.  In the 4th quarter of 2011, however, we saw buyers put both feet into the market as half-backs, second home owners and baby boomers bought properties on the Island.  As we jump into 2012, David Crowell, the largest mortgage broker on Hilton Head Island confirms the “break through market” we are heading for with his forecasts below. As a teenager, I visited the Island in 70’s with my family. We all fell in love with the charm of the Island and one by one we all moved our families here.  Visitors just like my family are doing the same thing.  They have been visiting the Island for vacation and are returning to the Island when they are ready for a change in lifestyle.  It is familiar and comfortable.  These visitors are creating market trends that are fairly predictable which include Half Backs, Be Backs, Boomers and the upcoming Generations X & Y. Hilton Head Real Estate agents believe that if their buyer clients go home with out signing a contract that they may end up joining the “COULDA CLUB”.  The problem with joining this club is that it is easier to join than it is to quit.  We all have met them through the years talking about the property they “coulda” purchased.  Needless to say, because of interest rates, demographics, selection and prices offered right now there could be quite a few members joining this club in the year ahead.  Only the believers can keep you out of this club.
