Regarding your recent Beaufort County Assessment notice.  Please note the market values are as of 12/31/07.  If you are considering an appeal it is suggested that sales used to defend the appeal be within six months before this date.  The assessors will acknowledge any sale that was pended before this date.

We missed the bullet.  One of the reasons we missed the flippers and investors it that we are on an Island that is 97% developed with a limited and finite resource of land.  Hilton Head Island is not like Florida with its a huge coastlines and large areas of new development.  Of course we have a surplus of inventory on Hilton Head Island today, but this market will turn very quickly from a buyers market to a sellers market.  As a buyer in todays market it is important to know the rules associated with it.  READ MORE BY CLICKING HERE+++

Dear Friends, Clients and Fellow Associates~

Here’s the scoop.  Purchasing a lot is a great way to build equity and a future plan. For most future residents, a lot purchase on an Island makes sense because it does not require a lot of expense or maintenance.  Of course,  many of our lot owners hold these properties and build on them or sell them some day.  In the meantime, they build equity and get their foot in the door.  

Realize the dream.  Think about the first time you crossed the bridge or the last time you walked on the beach.  If you want to to think about it on “the way home” be sure to pick out two lots, as it is quite likely one will sell. 

As agents we should mention lot ownership with all our buyers.  Lots are the easiest form of ownersip on Hilton Head.  We currently have lots that are being sold at land values that are hard to pass up.  Some even offer owner financing.  In fact, right now Realtors are even buying lots because of the values they offer.  It is that good!

Remember “whoever owns the last lot on Hilton Head wins!”

Sell Short, Buy Short!
Dear Clients, Friends & Fellow Associates ~
 
Here are a few ways for Sellers and Buyers to make a move today! !  We look forward to customizing a strategy for you!   Robbie Bunting & Jane Hyers
 
1.  Sell Short and Buy Short ~ For the re-buyer (if you own something already and want to move up) timing is on your side.  In fact, the smart money is doing this right now!   Just last week two transactions that I know of took place where the sellers sold short and bought a more expensive property on Hilton Head.  The savings were huge!  It is the polar opposite of what most move up buyers think, but it works!  Here’s how:   

Seller of a property sells their existing property for less in order to facilitate a sale (they price it to sell quickly).   When they sell, they than purchase a more expensive property for approximately the same percentage* less than they discounted their property for.  If the percentages of sale and negotiation are the same they end up with a higher dollar amount in savings.  Timing is on the move up buyers side right now and we would be happy to show you an example with numbers via email…just let us know.
 
2.  Buy a foreclosure ~  If you want your share of stimulus money it makes sense right now to buy a foreclosure.  Banks are being forced to sell their foreclosure inventories at reduced prices just to get them off their books.  Most of the banks would rather take less today than wait another…READ MORE +
