I believe short sales are misunderstood and under-marketed.  For some reason the majority of buyers walk in or call us about foreclosures and never ask about short sales.  Seems to me the benefits of the short sale out-weight the faster closing foreclosure in many ways for all involved.  While short sales in the past got a bad rap, when we put a negotiator into place we are now 90% successful on closing our short sales.

Recently, a Hilton Head property pended after 900 days.  It had also been previously listed for sale for for 500+ days previously with another agent, bringing it to a grand total of over 4 years on the real estate market.  Sellers need to know that there only three reasons a property does not sell including condition, location and value. April fools day and Hilton Head Real Estate

April 1st is tomorrow and with it comes no surprises.  Hilton Head real estate sellers that go to market will get sold.  Last week we sold 11 properties and almost every week the number increases in the selling season.  If you are a seller and wondering why you are seeing few or no buyers, value is directly related to showings.  If you have few showings, but no offers, your value  may be a little off.  If you have no showings your value is really off.   When a seller sees lots of buyers and agents in and out of their property, chances are they will sell soon.
