Build_now,_rent_for_later_001After you have signed the contract of sale on you Hilton Head property you need to prepare for the inspection.  Unless you sold your property with no repairs or CL-100 requirements and crossed out and initialed paragraph’s 4 and 5 in your contract, you are bound to convey your property and its systems in “good working” order.  Inspectors are hired by purchasers to review the systems and the house and report what they see.  They are not allowed to put a new light bulb in, they simply report that the light was not working.  Therefore we would suggest to any seller to follow the checklist below before the inspection.   Listed below are our suggestions for simple maintenance and repairs before the inspector arrives. Last month we published and mailed the first edition, “It’s All About Home” to 9,500 clients interested in Sea Pines, Palmetto Dunes, Wexford, Long Cove, Palmetto Hall, Shipyard, Folly Field, Singleton Beach and Port Royal.  This is the first of its kind and we are excited about this new marketing program.

Google_JuiceNever thought Google could help sell a home, but we have written up 3 contracts in the last few days where the buyer made their offers “site unseen”.  These buyers may never have seen the property, but they know it well.  Their decision is based on Google, Zillow, MLS and all the internet research they have completed. They looked at all the photos, the virtual tours, checked out the location with Google Earth and even visited the courthouse online to review the relevant history of the property. Hilton Head “As-Is”

Purchasers and sellers of Hilton Head Property will run across “as-is” in the contract form and may wonder what exactly this means to them.  As a buyer or seller, the as-is part of the contract allows information about the home to be put on the table.  Paragraph 8 of the Hilton Head Area Association of REALTORS (HHAAOR) contract states that “as-is means the property is being conveyed in the condition in which it is presently found subject to the aforementioned paragraphs”.  Looking through the previous paragraphs we find out more information on what “as-is’ could be for a purchaser and seller.
