Flood Insurance ~ Hilton Head Island, SC

Flood insurance coverage is purchased separately from homeowner’s coverage. The primary flood insurance comes from the National Flood Insurance Program (NFIP) which is underwritten by our Federal Government and administered by FEMA, the Federal Emergency Management Agency.  The maximum limits of primary flood coverage available in the Hilton Head Area is $250,000 coverage for a building and $100,000 coverage for its eligible contents(typically no more than $365 per year for maximum coverage). Flood insurance is a low cost way to secure coverage to repair or replace improved and personal property if they are damaged by flooding.

Good News Flood Insurance Extension

The U.S. Senate has passed a 60-day extension of the National Flood Insurance Program, avoiding a lapse in coverage due to expire May 31.   While this is temporary good news, the National Association of REALTORS® is firmly committed to working with Congress to pass a 5-year extension of the program.

Jane and I have recently been flush with cash buyers purchasing homes on Hilton Head Island.  One buyer told me she was getting .90 basis points on her money and figured she might as well buy a house on Hilton Head and put her money to use and at least have fun with it.  Our buyers are tired of the stock market emotional roller coaster and when they have put their money in the bank they are getting practically nothing.  They are finally turning to the one asset class where they can enjoy the fruits of their labor.  Their mantra is Buy Now, Retire Later. The other day, we had two clients from Florida looking at property on Hilton Head Island.  Both buyers commented that  “we really don’t have a recession on Hilton Head Island”.  The cause and effect of media of course washes across the land and colors all areas the same, so we listed the reasons why Hilton Head’s Recession is not the same.  Hilton Head Island is in for a softer landing because of these reasons.
