Listed below are the market trends for Hilton Head Real Estate for the month of July.  This is a snapshot of the activity on Hilton Head Island and shows us the activity at various price points and the negotiability of these. When sellers are positioned correctly with the big 3(condition, location and price) the DOM(days on market) is applicable.  This data should be factored in when researching buying or selling in the Hilton Head Area.  The good news for this month is we saw higher priced homes sell with strong activity in the $750,000 – 1 million dollar sector.

Last night I got a call from a Kentucky client that owns a second home in Palmetto Dunes.  He asked if I had seen the Wall Street Journal article titled Vacation Homes: Why it May Be Time to Buy.  It states “The blue-chip market consists of a handful of spots where prices have stabilized and could soon rebound as sales pick up. Some, such as Hilton Head, have benefitted from tough restrictions on building, which kept inventories manageable during the bust. Barnacle Bills, a favorite Hilton Head Seafood Stand!

Barnacle Bill's RecipeIf you are planning on making a great dinner at home, stop and visit Barnacle Bills Seafood mid Island on Highway 278 (next to the old log cabin gas station).  Bill’s is a landmark and tradition on the Island with his seafood stand and his great attitude.   Not only will he entertain you, he will also help you select the freshest of seafood.  He specializes in locally caught seafood including Tuna, Snapper and other catchesof the day(he gets three deliveries daily so you can be assured it is fresh).  He told me he does not just verbalize how fresh it is, he helps others visualize what to look for when buying seafood.   Below is a note from Bill and to the left is a recipe for boiling shrimp(click on the photo on the left to make it larger)….his secret is to move it off the heat as soon as he puts the shrimp in!

Due Diligence and property inspections on Hilton Head Island

Although some properties today are selling “as-is” usually there is some time frame that Hilton Head sellers will give a buyer to complete a property inspection.    While property inspections cost about $500 dollars depending on the size and type of property, they are well worth this out of pocket cost for the purchaser.  Within a few days the home inspector will send via email photos and detailed information about the property that helps a buyer understand their new property and may identify any areas that may require more review. Time to buy a rental property on Hilton Head Island

Rental properties on Hilton Head may have taken a beating in value but they have kept on ticking when it comes to rental income. While some values have dropped on rental properties (approximately 36%) on Hilton Head Island, the gross rental income has stayed fairly constant. Recently purchasers have warmed up to rental properties as they negotiate some very sweet deals on some of the best locations.  Although investors have started buying these rental properties, we still have a few great locations available. Golf cart friendly communities in Hilton Head and Bluffton

The best Hilton Head Island purchase we ever made was “Ol’ Bessie”.  That is what my wife and kids named our 1991 club car golf cart.  When we purchased her in 1993, she had already been set out to pasture by a golf course in the north east and we were told because the seasons were shorter up there, she still had a lot of life in her.  We added the back seat kit and the top and she is still going strong.  Besides golf, there are many reasons to own or rent a golf cart in the Hilton Head or Bluffton areas. Rules for buying short sales on Hilton Head

We have used everything including facts, humor, time lines, fast talking, slow talking, explaining the rules up front and for some reason nothing has worked, yet!  The next time we have a buyer for a short sale we are going to have them take this test.  The results will reveal their tolerance for patience and we than will know what is expected of us.   In order to add some humor to these challenging sales we have noted a few rules below.
